Coimbatore Housing Market Shifts Towards Plotted Developments as Godrej and G Square Launch Gated PlotsCoimbatore's housing market is shifting towards gated plotted layouts and low-density communities. Godrej Properties bought a 44-acre parcel in the city for a premium plotted project, the company said in a regulatory filing on March 13, Hindustan Times reported.

The Mumbai-based developer expects revenue of about ₹450 crore from the project, according to the The Hindu BusinessLine also reported in March 2026 that the revenue will come from plot sales.

Who the shift affects

The Godrej project follows a plotted launch by a local developer. G Square launched The Residency, a 16.3-acre gated community near GV Residency, in November 2025, The report said the project has about 270 plots ranging from 1.5 cents to 25 cents, along with three commercial plots of 50 cents each for hotels, schools or hospitals.

In a gated plotted layout, buyers purchase land within a managed layout and build their own homes, rather than buying a flat in a tower. Local reports also point to growth in outlying areas. Covaipost reported in June 2026 that Kovilpalayam is becoming a residential hub as transport links and infrastructure improve.

Apartments are still being built, however. Brigade Enterprises will enter Coimbatore with a 5.4-acre residential project in Saravanampatti, with a gross development value of about ₹600 crore, Covai Mail reported in September 2026.

  • Independent houses are asking about ₹6,875 per sq ft over the same period, up 14.7%.
  • Apartments are asking about ₹7,984 per sq ft, up 4.8%.

Over a longer period, the average asking rate for residential land rose from ₹1,606 per sq ft in 2022 to ₹2,671 per sq ft in 2025, a rise of 66.3%. It dipped in 2024 before rising again.

What to watch

Developments on the city's edges face environmental rules. The Hindu reported on Tuesday that solar fencing around a township project near Coimbatore was removed because it did not maintain the required 150-metre buffer zone from the forest, following a Madras High Court order.

Brigade managing director Pavitra Shankar said the company expects demand for quality real estate in the city to grow as businesses, professionals and families arrive, according to Covai Mail.
