Bhiwadi: Small Township developing in the desert

Bhiwandi in Rajasthan, a Tier II city, is currently attracting considerable attention from both investors and individuals seeking homes. This once small desert town is now equipping to manage the vast number of affordable housing projects that are largely driven by proximity to employment hubs.

This small desert city, previously known for its industrial activity, has successfully transitioned into a destination for affordable housing in the region. Over the next approximately three to four years, significant changes are projected, potentially positioning this area as the next boom town akin to those near the National Capital Region.

The town is playing a vital role in Rajasthan’s growth. Possessing around 2,600 industries, which include multinational corporations, the city manufactures a variety of products. The area has seen a pollution growth from 33,990 to 1,40,990. This transformation, primarily driven by industrial expansion, is now developing into large-scale residential developments over the last few years.

Residential properties here are priced between Rs 2,600 to Rs 3,300 per sq ft. Its location along NH-8 has facilitated growth similar to Gurgaon’s development along a national highway.

Key real estate developers in the area encompass Ashiyana Housing, Avlon, VBHC, Kajaria and Omaxe. Ashiyana Housing, for example, has delivered over six projects, including Ashiyana Aangan, Ashiyana Rangoli, and Ashiyana Utsav.

Ongoing infrastructural expansion and the city’s advantageous location have attracted several industries, which in turn has produced employment opportunities and increasing demands for housing.

The new Dharuhera-Bhiwadi bypass has significantly improved connectivity to Delhi, Gurgaon, Jaipur, including other cities. Further enhancing connectivity, there is a planned bullet train from Delhi to Neemrana, that is projected to reduce travel time to around 45 minutes.

Moreover, there are also plans for a new airport near Neemrana, intended to further stimulate growth in the surrounding areas.

Finally, the 1,483km Delhi-Mumbai Industrial Corridor, along with its associated National Investment and Manufacturing Zone has provided fresh impetus to the town.

Many residents of Bhiwadi commute to workplaces located in corporate offices and industrial units within the region, encompassing areas such as Gurgaon and Manesar.
