The Chandigarh Housing Board (CHB) has stalled its plan to auction about 11 acres of Sector 53 land to a private developer because of a restriction attached to the site's 2003 allotment, according to local press reports.
The clause bars the board from selling the land to a third party and requires it to develop the site itself, the reports said. CHB has asked the UT Estate Office to relax the condition so the auction, planned for March 2026, can proceed.
The reports said the request marks a change of course. The board had earlier planned to build affordable housing on the plot, but shelved the plan after construction costs rose and the project appeared financially unviable.
What it means for buyers
The auction cannot go ahead until the Estate Office decides on CHB's request. A private developer cannot take the land, and no flats can be launched on it, until the clause is relaxed or the board changes its plan.
The reports do not say when the Estate Office will respond. Buyers waiting for new housing supply in Sector 53 have no confirmed launch or possession date to plan around.
The site is in an area the administration has been reshaping. The Hindustan Times reported in November 2025 that nearly 40 acres of cleared government land in Sectors 53 and 54, including the Furniture Market area, was slated for Third Phase development covering housing, commercial and community infrastructure. The report said Sector 54 would have around 1,000 government rental homes for UT employees. Read the report1.
Chandigarh asking prices
Asking prices on PropertyWala put apartments for sale in Chandigarh at about ₹11,472 per sq ft (2025 Q4 to 2026 Q3), down 13.2% on the year before.2 Independent houses for sale were listed at about ₹18,534 per sq ft (2023 Q4 to 2026 Q1).
Office space for sale was listed at about ₹6,414 per sq ft (2023 Q3 to 2025 Q2). Office space for rent was listed at around ₹81 per sq ft (2025 Q2 to 2026 Q2), down 22% on the year before.
Apartments make up just over half of the properties listed in the city. Independent houses and office spaces each account for about 15%, while shops and showrooms account for about 6%. Among the city's projects, Chandigarh City includes two ready projects.
What to watch next
The Estate Office's decision on CHB's request is the next step. If it relaxes the clause, the board can proceed with the auction. If it does not, CHB will have to develop the plot itself or drop the sale, which it had earlier shelved on cost grounds.
Readers can follow listings and projects across the city on the Chandigarh City page.
