What’s Behind This Circle Rate Change?

Circle rates determine the minimum price for property transactions, guiding stamp duty and registrations. Currently, areas are categorised from A to H, with Category A peaking at ₹7.74 lakh per sqm. However, Lutyens' areas like Golf Links and Chanakyapuri command ₹12-15 lakh in open markets, significantly exceeding that limit.

The Delhi government recently concluded public consultations regarding these revisions. A key proposal is to introduce a new A+ tier for exclusive areas such as Amrita Shergil Marg, Prithviraj Road, Dr APJ Abdul Kalam Road, Tughlaq Road, Golf Links, and Jor Bagh. The suggested rate? Approximately ₹10 lakh per sqm.

This development comes in response to a 9% year-on-year increase in luxury property values for the first half of 2025, as highlighted in NurcMediaNext and SKJ Landbase's Q4 2025 report. Interest from investors in prime New Delhi locations is on the rise.
