Joyville Shapoorji Housing Launches One Estate, 180 Row Houses Near Santragachi in Howrah

Joyville Shapoorji Housing Launches One Estate, 180 Row Houses Near Santragachi in HowrahJoyville Shapoorji Housing has launched Shapoorji Pallonji One Estate, a collection of 180 row houses on 8 acres within its 30-acre Joyville Howrah gated development near Santragachi, the company said in its launch announcement.

What the company announced

The row houses are designed to offer the privacy of an independent home alongside the security and shared facilities of a gated community, the company said. The 8-acre phase is part of the larger Joyville Howrah integrated township.

According to the announcement, 75% of the masterplan is dedicated to green spaces, landscaped lawns and walking paths. Residents will have access to more than 25 amenities, including a swimming pool, a gymnasium, a banquet hall and a high-street retail zone.

The company also highlighted the location. It said the site has easy access to Netaji Subhash Chandra Bose International Airport, major railway stations, metro stations and arterial roads such as the Kona Expressway and Howrah Bridge.

The announcement did not give prices, configurations or a possession date for the row houses.

Shapoorji Pallonji's Howrah pipeline

The launch follows earlier reports on the group's activity in the city. Asian News International reported in March 2026 that Shapoorji Pallonji Real Estate (SPRE) had launched four projects in the January-March quarter: in Mulund and Thane in the Mumbai region, Pune and Howrah.

Moneycontrol reported in October 2026 that the Shapoorji Pallonji Group had shelved plans to list SPRE, which it said has 22 projects under construction, two of them in Kolkata. The report named Joyville as one of SPRE's platforms.

What it means for Howrah buyers

Row houses make up a small part of the housing on offer around Santragachi, where apartments are the usual choice. The gated row-house phase adds a low-rise, independent-home option to a locality better known for its rail links.

Santragachi is next to Santragachi Junction, within a kilometre of its centre. Howrah station is about 8 km away, while the airport is about 25 km by road. The Indian Institute of Engineering Science and Technology, Shibpur, is about 6 km away, and Avani Riverside mall is about 7 km away.

Nearby localities with listings include Andul Road, Podra- Andul Road and Podara. Buyers considering the new row houses can compare them with homes on offer in these localities.

Rail works to watch

Rail infrastructure around Santragachi is also changing. The Indian Express reported in August 2026 that the Railway Board had approved shifting five trains from Howrah and Santragachi to new terminals. The Telegraph reported in May 2025 that yard works at Santragachi led to cancellations and short terminations of Howrah trains.

What to watch next

The announcement is yet to detail pricing, unit sizes or the possession schedule for Shapoorji Pallonji One Estate. Readers can follow Howrah's page on PropertyWala for projects and listings as they appear.
