West Pune named fastest-growing property belt as Metro Line 3 and Ring Road advance West Pune’s IT belt, which includes Baner, Wakad and Hinjewadi, is among the city’s fastest-growing housing markets, driven by demand from people working at nearby tech parks, financial news site Trade Brains reported on September 17.

The report named Hinjewadi as the choice for buyers who want to live in the main IT hub. It described Wakad as a cheaper option between two tech zones. Baner continues to attract buyers of premium homes.

Infrastructure still in progress

The Hinjewadi-Shivajinagar Metro Line 3 has not yet started carrying passengers. The Indian Express reported on September 22 that its opening had been delayed again because the model code of conduct for the Maharashtra Legislative Council elections remains in force through October.The Pune Metropolitan Region Development Authority (PMRDA) has also taken up a ₹426-crore project to connect Hinjewadi’s metro stations with nearby areas.

The Maharashtra government has approved ₹10,502 crore for the 32-km eastern stretch of the Pune Ring Road, The Bridge Chronicle reported. Earlier in September, the same paper reported that the western stretch was 30% complete.

What PropertyWala's data shows

PropertyWala’s data covers asking prices on listings, not the prices at which homes actually sold. Between 2022 and 2025, the asking rate for flats rose about 14.5% a year in Baner and about 9% a year in Wakad. Over the same period, prices in Pune as a whole rose about 8.7% a year, while Hinjewadi recorded an annual rise of about 5.6%. In Bavdhan, rates rose 39.1% between 2022 and 2024. The record for Tathawade is too thin to show a trend.

From Q4 2025 to Q3 2026, asking prices for flats in Baner averaged about ₹13,606 per sq ft, compared with about ₹13,147 per sq ft in Wakad. Both are above the city average. In Hinjewadi, flats were listed at about ₹11,945 per sq ft from Q3 2025 to Q3 2026, up 18.1% on the year before. That is slightly below the city average.

Flats account for most listings in all three localities, with plots making up most of the rest. Flats in Wakad were listed for rent at about ₹30 per sq ft a month from Q2 2025 to Q1 2026. Ready projects in the belt include Shapoorji Pallonji’s Joyville Sensorium in Hinjewadi.

However, growth has put pressure on roads. The Times of India reported in September that Hinjewadi residents held a silent protest over poor infrastructure.

What to watch

The Free Press Journal reported on September 29 that 17 of the 23 metro stations should be ready within 10 to 12 days. PMRDA told the paper that the launch date is not in its hands. Buyers can browse apartment projects across West Pune on PropertyWala.
