Punjab has launched a Rs 700 crore Next Generation Road Renovation Programme to upgrade major roads and junctions in Mohali. The work will follow the National Highways Authority of India (NHAI) pattern under the Hybrid Annuity Model, according to the programme details.
What the programme covers
The programme aims to improve traffic flow and strengthen the city’s urban infrastructure. Under the NHAI template, a contractor builds the road and is paid in annual instalments. The contract also includes 10 years of maintenance.
Road works were scheduled to begin in February 2026 and be completed by October 2026, the details said. The announcement did not list the individual stretches, and the Punjab government has not published a revised timeline in the material reviewed by PropertyWala.
Road conditions on the ground
Recent reporting shows the state of Mohali’s roads as work continues. The Hindustan Times reported in September 2026 that delays in road restoration were forcing vehicles to slow down or change lanes, adding to congestion and the risk of skidding.
The Tribune reported in October 2026 that lights on a 4.5-km alternative road to the international airport, from near Bawa White House in Phase XI to the airport flyover, were not working while construction continued on one side. Officials of the Greater Mohali Area Development Authority (GMADA) said efforts were under way to get the lights working soon.
Separately, the Hindustan Times reported in October 2026 that the Airport Road, maintained by GMADA, has at least 32 unauthorised median gaps. The road connects Kharar, Banur and Zirakpur.

Apartments account for about 59% of the city’s listings, followed by residential land at 20% and independent houses at 13%. Among projects, ready developments outnumber those under construction.
What to watch
The October 2026 deadline for the works falls this month. The Punjab government and GMADA are the bodies to watch for confirmation of which roads and junctions have been completed and when the 10-year maintenance period begins.
