Mohali to reclassify 2,000 acres in Banur villages as residential zones

Around 2,000 acres of agricultural land across 12 villages will be reclassified into residential zones. The proposed reclassification includes land in villages: Naugiari, Giga Majra, Hulka, Kalauli, Menda Majra, Mote Majra, Nadiali, Manakpur Kallar, Kurara, Tangori, Jnansli, and Sekhan Majra. The department uploaded drawings and proposals on and invited public suggestions and objections within 30 days.

Banur falls under Greater Mohali Area Development Authority (GMADA) jurisdiction. It is located on the Chandigarh–Patiala National Highway, near Chandigarh International Airport, and is part of GMADA's Aerotropolis project extension.

The revised Master Plan will serve as a blueprint for urban expansion covering regional frameworks, existing land conditions, development strategies, planning proposals, and infrastructure planning. It addresses urban growth management challenges, land-use conflicts, and infrastructure gaps from rapid development.

Banur municipal council president Jagtar Singh Kamboj opposed the move, expressing concerns about vanishing farmlands and loss of agrarian identity. He warned that land prices will skyrocket and farmers may need to buy grains from other states.

GMADA commissioned Singapore’s Jurong International to prepare a 50-year structure plan covering more than 1,200 square kilometres. In 2025, the Punjab and Haryana High Court upheld the constitutional validity of the Act creating GMADA and PUDA. The authority has scrapped and later revived land acquisitions, including at Sector 87, with revised compensation terms.

Mohali–Tepla Ring Road Section Due to Open by October

The current journey via Kharar, Landran and Banur takes 90–100 minutes; Tepla to Ambala takes about 35 minutes. Interchanges will connect Zirakpur and Patiala. The wider ring road is planned around Chandigarh, Panchkula and Mohali; the Panchkula–Ramgarh–Mullanpur section remains under construction.

Brokers report 15–20% more enquiries since March for land near IT City Chowk and the Banur interchange. Service lanes remain pending; interchange lighting is due by December. Toll rates are not final; officials have indicated ₹85 for cars from Mohali to Tepla, with local monthly passes planned.
