Noida Authority Lifts Sector 150 Sports City Registry Ban

Noida Authority Lifts Sector 150 Sports City Registry BanNoida Authority lifted restrictions on occupancy certificates and flat registrations for the Sector 150 Sports City project at a board meeting on January 3, following a Supreme Court order, Hindustan Times reported on January 3.

The decision gives buyers in completed apartments a way to register homes that had been caught in a five-year approval freeze. However, it does not clear every flat at once. Permissions depend on the developer paying its dues and meeting building and court-mandated conditions, Noida Authority chief executive officer Lokesh M told Hindustan Times.

The authority stopped issuing occupancy certificates and allowing registrations in 2021 because developers had not built the sports facilities required under the Sports City scheme, the newspaper reported. The January decision followed a Supreme Court direction issued in November 2025 to allow conditional occupancy certificates and registrations where developers complied with building regulations.

Times of India reported on January 5 that the decision could ease registrations for around 8,000 Sector 150 buyers who had taken possession but were still waiting to register their homes. It said one project had received a conditional occupancy certificate after clearing its outstanding dues. For buyers, the first question is whether their building has the necessary certificate and permission to proceed with registration, rather than if the sector-wide restriction has been lifted.

Sector 150 housing context

PropertyWala listings show apartments for sale in Sector 150 asking about ₹12,999 per sq ft in 2025 Q4 to 2026 Q3, compared with about ₹13,681 per sq ft across Noida over the same period. Apartments account for most properties listed in the sector. The available mix also includes shops and showrooms, independent houses and residential land. These city and locality figures describe advertised homes, not the prices or legal status of flats awaiting registration.

PropertyWala also lists apartment developments in Sector 150, including ATS Pious Hideaways and ACE Parkway. Their presence in the locality's project listings does not establish that either is covered by the Sports City registration decision. Buyers need project-specific confirmation of approvals before treating a completed home as ready for registration.

However, lifting a restriction is only one step towards completing long-delayed projects. Economic Times Realty reported on September 30 that Noida Authority had invited public objections and suggestions on revised Sports City layouts, including one submitted for Sector 150, for 15 days. Developers have committed to completing sports facilities within three years and residences within five years, the report said. The next milestones are approval of revised plans and the issue of project-specific certificates and registrations. Readers can follow the housing market in Sector 150 on PropertyWala.
