The Madurai TIDEL Park, a 12-storey IT building being constructed beside the Mattuthavani bus stand, is expected to be completed by June or July 2026, Tamil Nadu industries minister T R B Rajaa said, The Times of India reported in December 2025.
The minister said the main foundation work was complete and construction of the rest of the building would now move faster, the report said. The timeline is later than the January 2026 date given in earlier accounts of the project.
What the park is
Then chief minister M K Stalin laid the foundation stone in February 2025. The Hindu reported that the Mattuthavani park would cost ₹314 crore and have a built-up area of about 5.34 lakh sq ft. The New Indian Express reported the same month that the park was intended to attract IT, ITES and BPO firms, as well as startups.
The project is most relevant to people buying, renting or selling homes and offices within reach of Mattuthavani, in the city's east. Office tenants and staff are likely to arrive only after the building is completed and leased.

Independent houses and residential land make up most of the properties listed in Madurai on PropertyWala. Apartments account for only a small share. All rates below are asking prices from listings, not prices at which homes were actually sold.
- Independent houses for sale: PropertyWala listings show about ₹3,165 per sq ft (2025 Q2 to 2026 Q1). That is lower than the year before, but the figure is based on a small sample.
- Residential land for sale: about ₹1,057 per sq ft over the same period.
- Apartments: the asking rate rose 13.3% between 2019 and 2021, from ₹4,529 to ₹5,133 per sq ft. Too few listings were posted in later years to establish a clear trend.
Projects listed on PropertyWala in Madurai are mostly independent-house developments. They include Max Pearl, which is ready to move into, and Max Residency, both in SS Colony. Others are Tessco City in Chittampatti and Nirmala Ganga in Dharma Sastha Vihar.
What to watch
The state government has changed since the park was announced, and reporters have been asking about similar projects. Tamil Oneindia reported on September 24 that the Hosur TIDEL Park faces delays and uncertainty under the new government. Dinamalar reported on September 22 that work on mini TIDEL parks in seven districts, including Tirunelveli and Virudhunagar, has stalled since their foundation stones were laid.
The next developments to watch are an official opening date for the Mattuthavani building and news of which companies take up space there.
