Valmark Group Plans to Raise ₹125 Cr for Real Estate Investment.
BANGALORE: Valmark Group, a real estate firm situated in Bangalore, contemplates raising a fund amounting to ₹125 Cr. The primary focus involves Bangalore's realty sector.
Valmark Infra and Realty Trust intends to make investments within the residential market of South Bangalore. The group anticipates a minimum return of 15%. The fund is slated for investment in the development of approximately six to seven projects throughout Bangalore.
The investment timeline spans a duration of three to five years. Jaswant Munoth, the investment manager for the fund, stated that Valmark Group foresees a potential return reaching up to 36%.
Mr. Munoth highlighted the possibility of extending the investment by an additional two years should an effortless exit prove unfeasible after the initial five-year period.
Valmark Group's managing director, Ratan Lath, commenting on the investment strategy, mentioned that the average investment size would fall between ₹25 Cr and ₹30 Cr.

The group presently boasts over 1.8 million sq. ft. of projects undergoing construction. These projects exist within Bangalore's residential market.
They recently formalized contracts with some of the nation's foremost developers. Entities such as Brigade Group, Embassy Developers, K Raheja Group, Nitesh Estates, and Unitech Developers form part of this collaboration.
Valmark Group has already channeled ₹25 Cr into 'The Greens,' an upcoming residential project spearheaded by Indya Estate.
Mr. Munoth revealed that the group is engaged in discussions with numerous other developers concerning potential investments. He also mentioned that the entirety of the fund is earmarked for investment within a nine-month timeframe. The group possesses a land bank exceeding 500 acres, leveraging the fund primarily for the development of residential and integrated township ventures.
Additionally, the group entertains aspirations of venturing into commercial projects, office spaces, and hotels. Despite their predominant focus residing in Bangalore, blueprints exist to extend projects into other cities, including Mysore.
