North Goa villa prices fell 3% to 5% year-on-year as new and resale supply rose and investor interest cooled, Savills India reported, according to a Times of India report in February 2026.
The backdrop matters for owners of luxury villas, particularly those who live outside Goa and rent out their homes. When prices soften and inventory grows, rental performance and upkeep have a greater bearing on returns. Specialist management companies offer services covering maintenance, guest and tenant handling, and rental pricing. The reports reviewed for this article do not independently verify the 6-9% rental yields cited by the management sector.
What the Savills report said
The Times of India said the decline reversed a period of stability that lasted until June 2025. Owners lowered asking prices as inventory grew and buyer enthusiasm moderated, the report said.
It added that recent price escalation in the premium segment may have priced out some buyers, while some investors began exiting. Second-home enquiries came from Delhi, Bengaluru, Mumbai, Chandigarh, Kanpur, Indore and Surat, it said.
Buyers are seeking eco-friendly homes, while gated amenities, including security, are improving, the report said. It named Assagao, Siolim and Anjuna as localities with villas offering modern facilities.
Supply is still coming
The Economic Times' ETRealty reported in May 2026 that White Flower Developers plans three villa projects in Assagao, Tivim and Siolim, backed by a ₹65-crore land acquisition. The report put the combined estimated project value at about ₹130 crore.
Mid Day reported in July 2026 that Aldona has become a luxury hotspot, with a ₹105-crore villa listed recently. The report also raised concerns about the loss of mangrove ecosystem.
Asking prices in Siolim
Asking prices on PropertyWala put independent houses for sale in Siolim at about ₹15,051 per sq ft (2024 Q4 to 2026 Q2), down 6.2% on the year before.1 North Goa averages ₹9,148 per sq ft, making Siolim about 64.5% dearer.
Residential land in Siolim averaged about ₹3,406 per sq ft (2022 Q1 to 2026 Q2), compared with ₹3,066 for North Goa as a whole. Independent houses make up most of the listings in Siolim, with a smaller share of residential land.
Siolim is about 24 km from Manohar International Airport. Its church market and primary health centre are within a kilometre, while W Goa is about 5 km away.
What to watch
The next Savills update will show whether the year-on-year decline in North Goa villa prices continues. The share of planned villa supply in Assagao, Tivim and Siolim that reaches the market will also be worth watching. Owners who rent out their villas will track rental demand in the same localities.
