The 3.14-km elevated extension opened to commuters on November 7, 2024, with stations at Manjunathanagar, Chikkabidarakallu and Madavara. Built for ₹1,169 crore, construction began in 2017 and took over three times the initial 27-month timeline. The line is expected to ease traffic on Tumakuru Road and improve access to the Bangalore International Exhibition Centre (BIEC); it crosses NICE Road twice.

• Madavara prices rose from ₹4,500–5,000 per sq ft in 2017 to ₹10,000–10,500 in Q3 2024; Anchepalya prices climbed from ₹5,000–5,500 to ₹10,600–11,100. Chikkabidarakallu, Bagalakunte and Nagasandra recorded increases of about 90% over seven years.
• Nagasandra monthly rents rose from ₹26,394–30,100 to ₹33,000–35,000 in the first 10 months of 2024. Jalahalli rents went from ₹22,395–25,594 in 2019 to ₹28,000–32,000 in 2024. Extension-area rents rose 16–25% over five years; asking rents have increased 9–12% annually since 2019.
• Bengaluru’s metro now spans 76.95 km and 69 stations: Green Line, 33.46 km and 31 stations; Purple Line, 43.49 km and 38 stations.

The Tumkur Road-Nelamangala belt stretches from Yeshwanthpur through Nagasandra, Madavara, and Dobbaspet to Nelamangala and Tumakuru along NH 48. Each area is at different growth stages.

Karnataka state allocated 1,736 acres for Tumakuru Node of Bengaluru-Chennai Industrial Corridor: 300 acres for Japan Industrial Township, 200 acres for MSMEs, 151 acres for Jindal Aluminium, 41 acres for institutional use. Expected ₹7,000 crore investment and 88,000 jobs.

Established employers: Britannia, ABB India, Godrej & Boyce, Kemwell Biopharma, Volvo Construction Equipment, Denso Kirloskar. KIADB industrial estates at Dobbaspet and Sompura. Namma Metro Green Line terminates at Madavara with proposed extension toward Nelamangala.

Tumkur Road: Average apartment price ₹19,150 per sq ft. 204% price increase in 5 years. Developers: Brigade, Salarpuria Sattva, Godrej, Sobha.

Nelamangala: Land prices ₹5,000 per sq ft. Individual plots ₹2,800-₹6,000 per sq ft. 9% price increase in last year, 128.1% in 5 years. Primarily plotted developments.

Upcoming infrastructure: Satellite Town Ring Road (NH-948A) by 2027; Dobbaspet node by 2028; 300 ft intermediate ring road connecting Nelamangala-Doddaballapura-Chikkaballapura by 2030; Metro extension beyond Madavara by 2032.

Bengaluru’s Namma Metro Green Line, operated by Bangalore Metro Rail Corporation Limited (BMRCL), runs north–south between Nagasandra and Silk Institute through elevated and underground sections. The line has 31 stations and is fully operational end to end.

The route includes Peenya, Goraguntepalya, Yeshwanthpur, Mahalakshmi, Rajajinagar, Kuvempu Road, Srirampura, Majestic, Chickpet, KR Market, National College, Lalbagh, South End Circle, Jayanagar, Banashankari and Yelachenahalli. Majestic connects to the Purple Line. The line serves Peenya Industrial Area, residential areas in South Bengaluru and hubs including Yeshwanthpur.

Service hours are 5:00 a.m.–10:35 p.m./11:00 p.m. on weekdays and Saturdays; on second and fourth Saturdays, 6:00 a.m.–10:35 p.m. Off-peak trains run every 8–10 minutes. Distance-based fares are approximately ₹10–₹60; smart-card holders receive a 5% discount (about ₹9.50–₹57). One-day tourist passes cost approximately ₹300–₹313. QR tickets are available through the Namma Metro app, with UPI, card or wallet payment.

BWSSB has proposed supplying 4 million litres per day (MLD) of treated water to Peenya Industrial Area for non-potable use. The ₹27.5-crore project was cleared by the Board and submitted to the Karnataka government.

Water would come from BWSSB’s 40 MLD sewage treatment plant in Nagasandra, near Doddabidarakallu Lake, about 4 km from BWSSB premises in Peenya. Plans include a dedicated treated-water tank and more than 25 km of supply lines. Industries would need dual piping to use the water.

Peenya Industries Association welcomed the proposal but raised concerns about space for additional sumps. BWSSB currently supplies an average 2.5 MLD of Cauvery water against estimated demand of 4 MLD; some industries use tankers to meet the shortfall. The association and BWSSB developed the idea, and a detailed project report was submitted to the State government.
