Homes measuring 1,000–2,000 sq ft accounted for 68–69% of registrations, while homes above 2,000 sq ft made up 14–16% during 2025. The five largest December deals were each valued at over ₹7 crore: four in Rangareddy (West) and one in Hyderabad (Central).
The market covers Hyderabad, Medchal-Malkajgiri, Rangareddy and Sangareddy districts, including primary and secondary-market transactions. Across 2025, transaction value rose 11%, registrations of homes above ₹1 crore increased 35%, and overall registrations were marginally lower.

Homes priced below ₹50 lakh accounted for 58% of registrations. Homes above ₹1 crore made up 14%, up from 12% in November 2023; registrations in this price band rose 3% year on year. Properties measuring 1,000–2,000 sq ft accounted for 69%, while 14% exceeded 2,000 sq ft.
Medchal Malkajgiri contributed 42% of registrations, Rangareddy 41% and Hyderabad district 17%. The weighted average residential transaction price rose 6% year on year to ₹4,213 per sq ft. Price appreciation was highest in Medchal Malkajgiri at 11%, followed by Hyderabad district at 10%.
The five largest transactions were for homes above 3,000 sq ft, each valued at more than ₹6.3 crore, in Somajiguda, Banjara Hills and Jubilee Hills.
