Ghaziabad is shedding its affordable-housing tag as branded developers bet on premium housing. Max Estates is the latest to announce plans to enter the market.

Max Estates shares rose around 6% on September 24, 2026, after it announced plans for a joint development agreement on a 9.76-acre parcel in Indirapuram, Ghaziabad. The proposed project has development potential of around 1.5 million square feet and estimated gross development value (GDV) of ₹2,500–3,000 crore. Under the capital-light model, the landowner would contribute the land and receive a share of project revenue. The deal remains subject to satisfactory due diligence, regulatory approvals and final execution of the JDA.

Located along National Expressway-3, the site connects to Delhi and Noida, overlooks the Hindon River green buffer and is around 15 minutes by road from Akshardham Temple.

In August, Max Estates announced an approximately 84.71-acre Najafgarh acquisition through a non-cash share swap, with GDV of ₹10,000–12,000 crore, to be developed over several years. Its FY26 pre-sales were ₹5,305 crore, versus ₹5,321 crore in FY25. Estate 361 in Gurugram generated around ₹1,704 crore in pre-sales; Estate 105 in Noida recorded about ₹1,783 crore within 10 days of its March 2026 launch. Its residential pipeline had around ₹16,150 crore GDV in Q2 FY27. At 12:31 pm, shares were up 4.89% at ₹632.75 on NSE.

Max Estates will enter a binding memorandum of understanding for a proposed joint development agreement covering a ~9.76-acre land parcel in Ghaziabad. The project is valued at ₹3,000 crore. The transaction is subject to satisfactory due diligence, receipt of all required approvals and execution of the JDA.

Max Estates launched Estate 105, a ₹3,000-crore residential project on 10.33 acres in Noida, with 270 homes across two towers. The low-density development includes 2.5 acres of car-free biophilic landscape, an elevated jogging track, pedestrian pathways and over 72,000 sq ft of amenities. Sports facilities include padel tennis, squash and badminton courts, and a rock-climbing wall; the clubhouse has a pool, gym, spa and social spaces. Located along the Noida-Greater Noida Expressway, it offers connectivity to the DND Flyway and is near a 3-acre green belt. Estate 105 is IGBC Platinum pre-certified.

Max Estates received Uttar Pradesh Real Estate Regulatory Authority registration to restart the stalled project, formerly known as Delhi One and now named Max One. The earlier developer entered insolvency proceedings; Max Estates acquired Boulevard Projects Private Limited last year to revive the development. Construction is expected to begin shortly at the site near Max Towers in Sector 16B, Noida.

The approximately 10-acre mixed-use campus has potential built-up area of roughly 2.5 million square feet. Plans include invite-only ultra-luxury serviced residences, premium offices, curated retail and a private club. Max Estates estimates sales potential of about ₹2,000 crore and annuity rental income potential of approximately ₹120 crore.
