The National Highways Authority of India (NHAI) expects to complete the two-tier, 21-km Chennai Port–Maduravoyal elevated corridor by November 2027. Pre-cast single-cell box girders are being produced at a 64-acre casting yard near Chembarambakkam. The State government has promised to help increase daily working hours from 11 to 16. Work was halted during two consecutive monsoons because river bunds had to be removed; NHAI hopes to build pile caps before the coming monsoon. Girder launching on the first level is expected to begin in 15 days.

Of the corridor, 15 km will run along the Cooum riverbed. The lower tier, for local traffic, will have 13 ramps and end in Koyambedu; the upper deck, for heavy vehicles, will have entry and exit ramps in Maduravoyal. Expected daily use after completion is 20,000 local vehicles and 5,500 heavy vehicles. Local-vehicle use is projected to reach 52,080 a day by 2047.

NHAI is building a four-lane, double-tier elevated corridor from Chennai Port to Maduravoyal, with completion set for 2027. The project is being built at a cost of over an unspecified amount.

Chennai’s technology clusters span OMR, Taramani, Sholinganallur, Perungudi and Guindy. Premium areas charge ₹45,000–₹50,000 monthly for a 2BHK; rents in the listed localities vary by size and amenities:

• Sholinganallur: ₹15,000–₹28,000; ELCOT Sholinganallur IT-SEZ on OMR has Wipro, HCL Technologies, Cognizant, Ford and Sutherland.
• Thoraipakkam: ₹10,000–₹20,000; near Chennai One IT SEZ and ASV Suntech Park.
• Pallikaranai: ₹13,000–₹18,000; connected to OMR by Pallavaram–Thoraipakkam Radial Road; ELCOT SEZ is 6.1 km away, Chennai One IT Park 8 km and TIDEL Park 11 km.
• Velachery: ₹18,000–₹20,000; TIDEL Park and Elnet Software City are about 4 km away, OMR 5 km. TIDEL Park has hosted TCS, Sify, Guardian and EY.
• Porur: ₹10,000–₹18,000; DLF Cybercity, Manapakkam, is about 3 km away and houses IBM, Accenture and Barclays.
• Ambattur: ₹8,100–₹18,000; Ambit IT Park is about 6 km away and has HCL, Dell, Reliance, TCS and Tech Mahindra.
• Maduravoyal: ₹16,000–₹20,000; accessible to DLF Cybercity and the Porur corridor.
• Avadi: ₹7,120–₹20,000; near TIDEL Park Pattabiram, about 0.7 km from Pattabiram railway station. Nearby residential areas include Melpakkam, Ambattur and Thirumullaivoyal.

Check maintenance, deposits, furnishing, brokerage and peak-hour commute times when comparing rentals.

West Chennai 2 BHK homes cost 30–45% less than in Anna Nagar, with mainstream apartments starting at about ₹90 lakh. Porur and Vanagaram lead on price, roads and jobs; Ambattur is the value pick, and Poonamallee the longer-term option.

• Porur: Strong employment within 5 km, including Sri Ramachandra Medical Centre and an office and IT cluster; reliable rents, but peak-hour junction congestion.
• Vanagaram: About 5 km from Porur, at the Poonamallee High Road–Chennai–Bengaluru highway junction; new supply and a 4.0/5 family rating.
• Ambattur: 2 BHK homes from about ₹90 lakh, suburban rail access and steady rental demand supported by its industrial estate.
• Mogappair: Established, with schools and resale supply; few new launches.
• Maduravoyal: Central, but construction quality varies by street.
• Poonamallee: Approximately ₹75 lakh–₹1.0 crore; farther out, suited to a ten-year rather than five-year hold.

The belt has no metro stations or lines under construction. Buses and suburban rail from Ambattur and Avadi are public transport options. Peak-hour travel between Vanagaram and Porur to the same office can take 40 minutes, versus 15 off-peak. Flooding varies by street. Brigade Vanagaram, a pre-launch with 2 and 3 BHK homes reportedly from ₹1.33 crore, is not registered with Tamil Nadu RERA and cannot be booked, sold or allotted under Section 3 of the RERA Act 2016.
