Rental rates in prime localities (Charminar, Devan Devdi, Shahalibanda, Khilwat, Moghalpura, Darulshifa, Etebar Chowk, Gulzar Houz): 2BHK around Rs 18,000/month; 3BHK around Rs 23,000/month.

Rental rates in secondary areas (Falaknuma, Aliabad, Jahanuma, Roop Lal Bazaar, Chatrinaka, Lal Darwaza, Bahadurpura, Shastripuram): 2BHK around Rs 15,000/month; 3BHK Rs 18,000+/month.

Apartments command significantly higher rents than portions in duplexes or three-storey buildings due to security, parking and maintenance facilities. Key rental demand drivers: metro rail connectivity, road access, proximity to schools and hospitals, markets, security and parking. Buildings near reputed schools attract higher rents as families prioritize educational access. Trend spreading to expanding residential belt including Attapur Road, Hyderguda, Dairy Farm Road, Chintalmet Road and Aramgarh where apartment buildings have come up. Rental values in these areas increasingly competing with Malakpet, Chanchalguda, Mallepally, Aghapura, Asifnagar, Mehdipatnam and Tolichowki.

The Hyderabad Disaster Response & Asset Protection Agency (HYDRAA) on Tuesday, July 8, 2025, removed encroachments on a 1,094-square-yard public utility site in Hyderguda, Rajendranagar mandal, Rangareddy district. The land was designated for park and community use as part of the Nalanda Nagar Colony, an approved layout developed by the AG Office Cooperative Housing Society in 2001. Local residents alleged that parts of their public space were gradually encroached by erstwhile owners claiming it as part of their abutting land. Following complaints, HYDRAA conducted an inquiry and confirmed the encroachment. During the clearance drive, a boundary wall and temporary shed were demolished. Encroachers protested and attempted to obstruct the operation; Rajendranagar Police intervened and detained those involved. Separately, a team of engineers from Bengaluru's Lakes department visited HYDRAA's lake development works at Bathukamma Kunta and Bam Rukn ud Daula and appreciated the endeavour.

The Ministry of Defence granted working permission to Musi Riverfront Development Corporation (MRDC) to develop 83.814 acres of defence land under Artillery Centre jurisdiction at Golconda. Defence land valued at ₹533.42 crore spread across Bandlaguda, Hyderguda and Quila Mohammed Nagar villages in Hyderabad and Ranga Reddy districts. Pockets 2 and 3 cover 30.4688 acres in Bandlaguda (₹104.45 crore). Pocket 5 spans 39.725 acres across Bandlaguda and Hyderguda (₹260.52 crore). Additional parcels: 8.091 acres at Quila Mohammed Nagar, 5.529 acres in Bandlaguda. Approval granted under Equal Value Infrastructure policy requiring MRDC to create equivalent infrastructure benefiting the Army. Gandhi Sarovar Project at Bapu Ghat forms part of broader Musi Riverfront Development programme. Chief Minister A. Revanth Reddy thanked Defence Minister Rajnath Singh for approval.
