For years, the stretch of Kanpur Road around Chaudhary Charan Singh International Airport at Amausi was simply the route people took to catch a flight. Three sets of plans now point to a different future: an airport city with hotels, offices and shops, a new expressway starting at Amausi, and an elevated corridor planned along Shaheed Path. This article summarises what has been announced and what PropertyWala's listings show about prices along the corridor.

What is planned around the airport

  • An integrated airport city. The Times of India reported in August 2026 that Adani Airport City Limited plans a 31-lakh-sq-ft 'airport city' around the airport, with hotels, offices, shopping, dining and entertainment.
  • Part of a national push. The Hindu reported in June 2026 that the company announced an initial investment of more than ₹20,000 crore in airport cities at six airports, including Lucknow.
  • An 83-acre Aero City at Amausi. Amrit Vichar reported in July 2026 on a plan for an Aero City spread across about 83 acres near the airport, with five- to seven-star hotels and a convention centre, as part of State Capital Region planning.
  • A bigger airport. The Free Press Journal reported in August 2025 on a ₹10,000 crore plan to expand and modernise the airport. Lucknow International Airport Ltd runs the airport under a 50-year concession from the Airports Authority of India.

So far, these are plans and announcements, not completed projects. Buyers should see them as an indication of future development, not a timetable.

Connectivity: the real driver

  • Lucknow-Kanpur Expressway. The Hindustan Times reported in July 2026 that the 63-km expressway (NE-6) had opened, cutting the drive between the two cities to 35-45 minutes. It includes an 18-km elevated section between Amausi and Shaheed Path.
  • Teething problems. Indiatimes reported in August 2026 that NHAI suspended tolls after road damage. NDTV reported in September 2026 that the firm that built the stretch was banned for three years. Buyers on this stretch should keep track of the repairs.
  • Shaheed Path elevated corridor. The Free Press Journal reported in July 2026 that the Centre approved a detailed project report for a 23-km elevated corridor from the airport to the Outer Ring Road along Shaheed Path, with work targeted to start by December 2026. The plan includes a mass rapid transit layer.

  • PropertyWala listings show flats across Lucknow asking about ₹7,289 per sq ft (2025 Q4 to 2026 Q3), up 22.4% on the year before.
  • Lucknow's apartment asking rate rose from ₹4,206 per sq ft in 2022 to ₹6,240 in 2025, an increase of 48.3%, or about 14% a year.
  • Residential land across the city asks about ₹2,332 per sq ft (2025 Q4 to 2026 Q3), up 19.9%. Land prices rose 43.9% between 2022 and 2025.
  • Independent houses ask about ₹6,223 per sq ft over the same recent period, up a smaller 3.9%.

Kanpur Road, the airport stretch

  • Apartments: PropertyWala listings show flats on Kanpur Road asking about ₹5,022 per sq ft (2021 Q3 to 2026 Q3), up 19.2% on the year before. Over the same period, this is about 14% below the city average of ₹5,838.
  • Land: Residential plots ask about ₹1,262 per sq ft (2024 Q1 to 2026 Q3), about 39.6% below the city average of ₹2,090 for that period.
  • What is listed: Apartments make up about 72% of Kanpur Road listings, residential land 18%, independent houses 8% and farm houses 3%.
  • The price history is thin. Plots averaged ₹815 per sq ft in 2022. There are too few listings in later years to establish a trend, and the same is true for apartments. The corridor does not yet have a reliable year-by-year price trend.

In short, Airport Road is not yet priced as a luxury address. Its asking prices remain below the city average. What has changed is the upper end of the market. Recent builder listings for 2 and 3 BHK flats on Kanpur Road ask roughly ₹1 crore to ₹1.3 crore, while older resale flats in nearby projects were listed well under ₹50 lakh.

Sarojini Nagar and nearby areas

Next door, Sarojini Nagar is mainly a house-and-plot market. Independent houses make up about 49% of its listings, residential land 27% and apartments 23%. Buyers looking for low-rise homes near the airport can also consider Amausi, Nadarganj and LDA Colony.

Projects on the corridor

One of the newer schemes is Migsun Lucknow Central on Amar Shaheed Path. It offers 1 BHK apartments, is under construction and lists possession for January 2029. A buyer's checklist for the airport corridor

  1. Check RERA registration for any project on the UP RERA portal before paying a booking amount.
  2. Check flight paths and noise levels. Homes close to the runway are exposed to aircraft noise.
  3. Distinguish completed work from plans. The airport city and elevated corridor are both announcements for now.
  4. Compare with the city. Kanpur Road still asks less than the Lucknow average, so check whether a premium launch's price per sq ft matches its specifications.
  5. Follow the expressway repairs if the flat or plot depends on NE-6 access.
