Butibori

Butibori is primarily a land market. About 69% of listings there are for residential land, 23% for apartments and 8% for farm houses. This is almost the reverse of the city-wide mix.

In 2021, flats in Butibori were asking about ₹2,340 per sq ft, roughly half the city average of ₹4,515 that year. Since then, the number of listings has been too small to show whether prices have risen or fallen. The available record does show that Butibori has been one of the cheaper places to buy near Nagpur's industrial belt.

Kapsi

Kapsi grew around trucking, trailer and warehouse businesses on the Nagpur-Bhandara highway. PropertyWala does not publish a separate rate for the area. Buyers there usually assess value against the wider Nagpur plot market and nearby Kamptee Road areas.

Who rents near logistics hubs

The industries around Butibori and Kapsi attract a fairly predictable mix of tenants:

  • Service-hub employees: the Asian News International agency reported in March 2025 that GMMCO opened a 10-acre service and supply hub at Butibori. It is one of several employers bringing skilled staff to the area.

Near Butibori and MIHAN

  • Metro Phase-II: MSN reported in September 2025 that MahaMetro had started electrification work on the Khapri to MIDC Butibori stretch. Once operational, the metro would link the industrial estate to the city.
