A recent survey highlighted this, revealing that nearly a quarter of property investors are drawn to Delhi NCR, positioning it as the second most popular destination after Mumbai, boasting returns of approximately 90%.

Within the Delhi NCR region, the Dwarka Expressway Corridor stands out as a particularly attractive investment destination. Its growth is fueled by ongoing infrastructure development and strategic location advantages.

New Gurgaon and Manesar have also emerged as sought-after real estate destinations within Delhi NCR. Enhanced connectivity via metro and highways, alongside robust infrastructure growth and commercial development, contribute to their increasing popularity. Noida Expressway and Noida Extension: Future IT Hubs
Santhosh Kumar, CEO (Operations) of Jones Lang LaSalle India, predicts sustained growth for the Noida Expressway and Noida Extension areas. He anticipates that these areas will continue to attract significant interest from IT and ITeS companies, leading to increased demand within the coming years.
"The rental affordability will be a key factor that drives the demand on the Noida Expressway. Compared to the rentals in the Gurgaon Cyber City, rentals in this corridor are highly affordable."
Residential Plots: A Growing Trend
Beyond apartments, Delhi NCR is also witnessing a surge in investment in residential plot projects. Noida, Greater Noida, Gurgaon, and Faridabad are among the top locations where land parcel investments are trending. This trend signals a diversification in the real estate landscape.
While plots offer high returns, their comparatively lower liquidity makes them a less conventional choice for investors. Conversely, they are regarded as an ideal approach for those initiating their investment journey or prioritizing lower capital allocation.
