Ayodhya Bypass is undergoing a major road upgrade, prompting plot buyers to ask whether land here is still cheap. The answer depends on the plot, not the road. This guide sets out a method you can use for any plot in the corridor.
Step 1: Set the price benchmark for the corridor
Asking prices on PropertyWala put apartments on Ayodhya Bypass Road at about ₹2,606 per sq ft (2022 Q2 to 2025 Q4), down 5.4% on the year before. Bhopal averages ₹3,032 per sq ft, making the corridor 14% cheaper.1 Independent houses here are priced at about ₹3,739 per sq ft (2023 Q2 to 2025 Q4), against a city average of ₹5,711, making them 34.5% cheaper.1
The mix of homes on the Ayodhya Bypass Road page is mostly apartments (73%), followed by independent houses (18%) and shops (9%).1 This is a built-up, mid-income belt. A plot priced like one in a premium location needs a clear reason.
Use these gaps as a yardstick. A plot is "undervalued" only if its rate is below those of comparable plots in the same pocket and the reason is temporary, such as a missing road link. A low rate caused by a disputed title or lack of access is not undervaluation.
Step 2: Read the land-rate history, not just the headline

Step 3: Check the road widening plan, including its delays
The road project is the main catalyst, so it is important to understand what has been reported.
- The Free Press Journal reported in May 2026 that the National Green Tribunal approved a 16.5-km widening between Ratnagiri Tiraha and Asharam Chowk. The approval allows 7,871 trees to be felled and requires 80,000 saplings to be planted, with six lanes and service roads on both sides.
- Asian News International reported in December 2025 that the NGT halted tree felling after a challenge to the clearance process. Its report describes the project as a 10-lane road run by the National Highways Authority of India. The reports differ on the lane count, so check the final design with NHAI.
- Nai Dunia reported in September 2026 that a ₹2,471 crore six-lane elevated corridor from Misrod via AMPRI, Chetak Bridge and Ratnagiri to the Ayodhya Bypass junction had been approved under the Centre's One Time Improvement scheme. It is to be built in three phases.
- Indiatimes reported in June 2026 that works on the bypass, including a gas pipeline rupture near a hospital, caused long jams.
What this means for a plot buyer:
- Find the right-of-way. A plot that loses a strip to widening is smaller than its papers suggest. Ask NHAI or the local authority for the alignment map and compare it with the plot.
- Work out which side of the junction you are on. The elevated corridor ends at the Ayodhya Bypass junction near Ratnagiri. Plots closer to that stretch benefit more directly than those farther along the bypass.
- Factor in construction delays. Reported jams and court hearings show that timelines can slip. Allow for a long wait.
Step 4: Screen for MPRERA registration
For a plotted layout, the developer registers the project with the Madhya Pradesh Real Estate Regulatory Authority. Search the project name, promoter and registration number on the MPRERA portal. Check:
- the layout's approved area and the number of plots;
- the promised completion date and any extension;
- the promoter's other projects and any complaints on record.
A registered layout lets you compare the promised roads, drainage and water supply with what is on the ground. A plot sold outside a registered layout has no such comparison and needs to be cheaper to offer the same value.
Step 5: Measure distance to what already exists
The corridor has established facilities. Distances below are rough road distances from the centre of the locality:
- Shopping: Minal Mall about 2 km, DMart about 3 km.
- Health: Modi Hospital about 2 km.
- Schools: St. Thomas Convent about 2 km.
- Work: BHEL about 5 km, MCF Bhopal (ISRO) about 3 km.
- Transport: Subhash Nagar about 6 km, Bhopal Junction about 8 km, Raja Bhoj Airport about 19 km.
