The waterlogging scenario in large parts of Ballygunge, Sarat Bose Road, Bhowanipore, and the Tiljala-Topsia-Picnic Garden area is likely to change significantly with the Kolkata Municipal Corporation (KMC) taking up a special project to desilt a century-old underground sewer line responsible for draining storm water from these areas.

Godrej Properties launched 'Godrej Blue' in New Alipore, Kolkata, with 482 apartments across seven towers priced ₹2.3–5 crore for three- and four-bedroom units. CEO Subhasish Pattnaik said response has been strong, mostly from local buyers, and GPL acquired 53 acres in Joka for a plotted development to launch this year.

Other national developers operating in Kolkata include DLF, Shapoorji Pallonji Real Estate, Tata Realty, Phoenix Mills, and Shriram Properties.

Between 2020 and 2024, average property prices rose 33% in Kolkata. In 2023, Kolkata sold 23,030 units, overtaking Chennai's 21,630 units. Sales of affordable homes (≤₹40 lakh) dropped from 62% in 2020 to 45% in 2024.

Merlin Group is developing a super-luxury project on Park Street priced ₹17–18 crore, and has 'Merlin Azure' under construction in Ho Chi Minh Sarani with four-bedroom units priced over ₹10 crore. Chairman Sushil Mohta cited demand surge in prime locations including Park Street, Loudon Street, Shakespeare Sarani, Chowringhee, Ballygunge, and Bypass area, driven by HNI segment interest.

Pankaj Kapoor, managing director of Liases Foras, noted Kolkata's status as third-most populated metropolitan region and observed that Bhopal was a bigger property market over a decade ago.
