As of 14 September 2026, TCS’s HyperVault unit and Telangana government had announced a 1 GW AI data centre campus on 264 acres in Bharat Future City, with a reported ₹70,000 crore investment, around 7,000 jobs and a June 2028 target. Land allotment and groundbreaking were pending. AWS broke ground on 15 July 2026; its data centre is part of the company’s ₹60,000 crore Telangana commitment.

The 41.5 km Ratan Tata Greenfield Radial Road, a 100-metre access-controlled corridor from ORR Exit 13 at Raviryal to Amangal, is under construction at about ₹4,030 crore. Its 19.2 km and 22.3 km phases have separate contractors.

Young India Skills University, established on 11 October 2024, has around 418 students at a temporary IIIT Hyderabad campus in Gachibowli; MEIL is building its permanent Mirkhanpet campus. The proposed 39.6 km airport metro corridor, approved by the Telangana Cabinet in June 2025, still awaited central approval. The southern Regional Ring Road also awaited central approval. A statutory master plan was due around March 2027; a 100-acre cricket stadium remained proposed. FCDA has operated since March 2025.

South Hyderabad’s Four Growth Corridors Show Different Development Stages

Araddhya Realty · · Infrastructure

South Hyderabad’s four corridors have different infrastructure and development timelines, from built roads and industrial areas to proposed metro links and projects under construction.

Key facts

South Hyderabad’s four corridors beyond the Outer Ring Road (ORR) are the airport–Shamshabad side, Srisailam Highway (NH-765) from ORR Exit 14, the Future City side along Ratan Tata Radial Road from Exit 13, and the eastern belt around Adibatla and Ibrahimpatnam. Statuses are as of September 2026.

  • Built: ORR, RGI Airport, NH-765, and the E-City and Fab City industrial areas near Raviryal.
  • Under construction: the 41.5 km Ratan Tata Radial Road, on a 100-metre corridor from Raviryal through Mirkhanpet to Amangal, in two phases at about ₹4,030 crore; an AWS data centre; and Young India Skills University’s campus at Mirkhanpet. The university has about 418 students at a temporary IIIT Hyderabad campus.
  • Proposed, awaiting central approval: a 39.6 km airport–Future City metro approved by the Telangana Cabinet on 11 June 2025, with no public alignment or stations; and the southern Regional Ring Road.

Airport journeys took 32 minutes from Mohammadnagar in Kandukur and 36 minutes from Pulimamidi near Maheshwaram. September 2026 NH-765 listings ranged from about ₹10,000 per sq. yd. in outer Kadthal to ₹45,000 near the ORR.

The Radial Road’s foundation stone ceremony was in September 2025. AWS construction began after its 15 July 2026 foundation stone. TCS announced its HyperVault AI data-centre campus in September 2026, targeting June 2028; groundbreaking had not begun. Future City’s master plan remained in preparation. Its Development Authority covers 56 villages with separate layout-planning authority.

Ibrahimpatnam is among eight mandals named in G.O.Ms.No.69, which created the FCDA on 12 March 2025. Adibatla has a TCS campus; whether its villages fall under FCDA or HMDA is unclear. On 23 May 2026, the Industries Minister announced a Life Sciences Park and Green Pharma City on acquired former Pharma City land. HMDA rezoning was in progress, and parts of the acquisition were in court. Ibrahimpatnam has title risks tied to disputes over resettlement plots from the earlier acquisition.

41.5 km Greenfield Radial Road Planned for Hyderabad's South

Swarajya · · Infrastructure

Hyderabad is planning a Rs 4,030 crore, 41.5 km radial road from Raviryal to Amangal, with metro corridor reservation and two construction phases awarded to contractors.

Key facts

A 41.5 km greenfield radial road will link Raviryal Interchange on Hyderabad's Outer Ring Road (ORR) with the Regional Ring Road (RRR) near Amangal. The partially access-controlled expressway will have 3+3 lanes, expandable to 4+4, with a central median reserved for potential metro or railway, green buffers, pedestrian paths and cycle tracks.

The project avoids thickly populated zones to reduce displacement. Total cost: Rs 4,030 crore across two phases; 1,003.61 acres required including 202 acres of TGIIC land and 231.72 acres of forest land.

Phase 1: 19.2 km from Raviryal to Meerkhanpet - Rs 1,665 crore construction + Rs 246 crore land acquisition. Awarded to Rithwik Projects Pvt Ltd at 3.93% above ECV.

Phase 2: 22.3 km from Meerkhanpet to Amangal - Rs 2,365 crore construction + Rs 345 crore land acquisition. Awarded to Larsen & Toubro Ltd at 4.2% above ECV.

The corridor aligns with proposed Hyderabad Metro Phase 2-B from Shamshabad to Bharath Future City via Raviryal, synchronising road and metro corridors to reserve right of way and avoid future land acquisition issues. Will provide multimodal access between Rajiv Gandhi International Airport, E-City and Bharath Future City.
