Deccan Chronicle · · Infrastructure

Hyderabad property owners affected by the proposed Rajiv Rahadari widening and elevated corridor want fair cash compensation, warning TDR certificates may sell below face value.

Key facts

  • A recent government order extended TDR provisions to Cantonment properties previously outside Hyderabad Metropolitan Development Authority limits, potentially affecting properties covered by the proposed project.
  • JAC chairman Telukunta Satish Gupta said owners should not be compelled or pressured to accept TDR and cautioned them against surrendering property or accepting compensation without independent legal and financial advice.
  • The JAC demanded fair, just and adequate cash compensation based on prevailing open-market value, and compensation on par with the ratio provided to property owners affected in Thumkunta. It urged owners to assess TDR’s market value, legal implications and financial risks before consenting.

Owners Seek Narrower Rajiv Rahadari Corridor and Higher Compensation

thehindu · · Infrastructure

Rajiv Rahadari property owners have asked Hyderabad’s Collector to cap the proposed corridor at 150 feet and pay compensation at prevailing market rates.

Key facts

The Rajiv Rahadari Property Owners’ Joint Action Committee (JAC), joined by Secunderabad Cantonment MLA Sri Ganesh Narayanan, submitted a representation to Hyderabad Collector Priyanka Ala on June 10, seeking a 150-foot rather than 200-foot elevated corridor on State Highway-1 through core commercial and residential stretches. It also sought compensation at prevailing market rates.

The JAC said affected properties, including hospitals, shops, restaurants and grocery outlets, have existed for 25 to 50 years and provide thousands of jobs. It said a 200-foot expansion could demolish two rows of buildings in several locations and alter the locality. The existing road is 50 to 60 feet wide, and the JAC called expansion from Gymkhana Grounds unnecessary, citing narrower roads at Jubilee Hills’ Road No. 36 and Banjara Hills’ Road No. 1.

The JAC cited Medchal compensation of ₹1.1 lakh per square yard, nearly 10 times card value. Hyderabad offers range from ₹90,000 to ₹1.4 lakh per sq. yd., against claimed market rates of ₹2.5 lakh to ₹3 lakh per sq. yd. It said local property values are comparable to Banjara Hills and Jubilee Hills.
