Uttorayon Township Nears Completion with Key Amenities in Place
Uttorayon township, a real estate project spearheaded by the Luxmi Group in Siliguri, is nearing its anticipated completion date of 2011. This ambitious project, developed in partnership with the Siliguri Jalpaiguri Development Authority (SJDA) and the West Bengal Industrial Development Corporation (WBIDC), and managed by the Ambuja Group, is located at Chandmoni in Siliguri. The township has successfully completed two phases of its development, paving the way for the remaining stages.
Partnerships and Amenities
The project boasts an impressive array of planned amenities, including hotels, a hospital, and a shopping mall. Rudra Chatterjee, Executive Director of Luxmi Group and Hotel Hindustan International, revealed that collaborations with prominent Kolkata-based five-star hotel groups and established heritage hotels operating in North Bengal, such as the Elgin, have been secured to bring upscale hospitality services to the township. Furthermore, Neotia Elbit is developing a state-of-the-art hospital and a City Center Mall within the township, both slated for completion by 2009.
According to H. Neotia of Ambuja Realty Group, “Most of the flats in the first two phases of the project have been sold out. We look forward to another two phases to be completed in two years.”
Project Scale and Investment
The sheer scale of Uttorayon Township is evident in its expansive 17.6 million square foot area, which includes a substantial sixty acres dedicated to parkland. The direct project cost is estimated at approximately one thousand crore rupees, with potential ancillary investments projected to reach two thousand five hundred crore rupees, as stated by Chatterjee.
Initial Challenges and Government Support
Chatterjee acknowledged the initial hurdles faced by the project, saying: “In the beginning the project took time to start. There was no precedence of something in this scale.” He further emphasized the vital role played by the West Bengal Government, SJDA, and WBIDC in propelling the project forward. Their support, he explained, has been instrumental in positioning Uttorayon as a potential catalyst for the growth of IT, healthcare, and other knowledge-based industries in North Bengal. He believes the project now serves as a platform for these sectors to thrive.
