Amitabh Bachchan, recognized for his role in Kalki 2898 AD, has garnered attention recently due to real estate investments, especially within the Mumbai real estate market. Over the past year, the Bollywood actor has invested beyond ₹100 crore across Ayodhya and Alibaug.
Mumbai Office Spaces Acquisition
On June 20, 2024, Amitabh Bachchan formalized the registration for three office units inside Mumbai’s Signature building. Costing about ₹60 crore, the Bollywood actor paid ₹59.58 crore for the trio of office units, collectively spanning 8,429 square feet, according to records sourced from Floortap.
Additional Investments in Signature Building
In a similar move, Bachchan acquired an additional four apartments within the Signature building during September 2023, priced at ₹29 crore. These units encompass over 8,396 square feet in total area. This building also hosts office spaces owned by other Bollywood figures, including Sara Ali Khan, Kartik Aaryan, and Manoj Bajpayee.
Ayodhya Land Purchase
Last year, Big B also procured a plot within Ayodhya, situated near the Ram Temple. This plot is part of The Sarayu, a plotted development venture by The House of Abhinandan Lodha (HoABL), a real estate developer headquartered in Mumbai.
Alibaug Property Acquisition
Earlier this year, in April, the Kaun Banega Crorepati host invested ₹10 crore with The House of Abhinandan Lodha (HoABL) for a 10,000-square-foot land parcel situated nearby Mumbai, specifically in Alibaug, Maharashtra.
Abhishek Bachchan's Property Investments
His son, Abhishek Bachchan, also registered six apartments within the Oberoi Sky City development, located in Mumbai’s Borivali West vicinity, on May 28, 2024. This acquisition, valued at ₹15.42 crore, encompassed apartments offering 4,894 square feet of RERA carpet area.
Investment Preferences
Grade A properties are typically the preferred choice for high net-worth individuals, Bollywood personalities, investors, and industrialists. Real estate consultants suggest that commercial office spaces generally yield superior returns compared to residential projects.
Rental Yields
In metropolitan cities, commercial assets like office spaces, retail areas, and warehouses can generate gross rental yields ranging from 6% to 10%, and occasionally even higher. Conversely, residential properties typically offer gross rental yields between 3% and 5%. Advisors also point out that land investments can be exceptionally lucrative over extended periods, offering substantial capital appreciation.
According to Swapnil Anil, executive director and head of Colliers India’s Advisory Services division, “The goal of investment is the same whether discussing Bollywood celebrities or wealthy people. Capital appreciation and rental yields are the two key variables. This is the rationale behind real estate investments made by Bollywood celebrities and ordinary investors alike."
Swapnil Anil added that, “New Bollywood stars tend to invest in established markets that offer a steady from rent cash and healthy capital growth. Capital appreciation is an investor’s primary concern when buying land.”
