MHADA's Ambitious Redevelopment Plan for Motilal Nagar
Mumbai's Motilal Nagar Housing Colony in Goregaon (West) may undergo a significant transformation under the Maharashtra Housing and Area Development Authority (MHADA). This ambitious redevelopment plan, proposed during a recent MHADA meeting, aims to revitalize the 125-acre colony, which currently houses 3,700 tenements built three decades ago.
Key Features of the Redevelopment Project:
- Free Housing for Existing Residents: Each family residing in the colony will receive a 600 sq ft apartment free of cost as part of the redevelopment initiative. This will result in higher standard and more modern homes. This assures current residents of a place to live in the redeveloped colony.
- Boosting Affordable Housing Stock: The project envisions utilizing the remaining land to construct an additional 32,000 affordable flats, significantly addressing the city's housing needs. These new units will provide housing opportunities for a large number of families.
- MHADA Takes the Lead: If approved by the government, this project marks a significant shift in MHADA's approach. It will be the first instance where the authority directly undertakes redevelopment, rather than engaging private realtors.
Concerns and Legal Challenges:
Despite the promising prospect of improved housing and increased affordability, residents harbor concerns. They fear potential interference from developers seeking to scuttle the project through political lobbying, given the high stakes involved. Adding to the complexities, the Bombay High Court is currently hearing a Public Interest Litigation (PIL) against the colony, alleging the presence of over 6,000 illegal structures. The PIL claims many residents have undertaken unauthorized horizontal and vertical extensions to their existing homes. The court has directed authorities to conduct a thorough survey and submit a comprehensive report.
The proposed plan presents a complex scenario involving much needed urban revitalization, affordable housing solutions and legal challenges. MHADA's ability to navigate these intricacies will determine the future of Motilal Nagar.
