NRI investors are increasingly buying apartments and villas in Dehradun, with select portfolios reporting about 12% annual rental returns, PropertyWala reported in April 2026, citing the Delhi-Dehradun Expressway and lower prices than in the National Capital Region (NCR).
What the report said
The report said the returns come from two models: apartments let to tenants and villas rented out for weekends to professionals from Delhi-NCR. It attributed the city's appeal to better road connectivity, property prices below those in NCR and lifestyle projects in what it called a Himalayan smart city. The 12% figure applies to select portfolios, not the market as a whole. The full report is on PropertyWala's news page.
Road access remains in the news. Dainik Jagran reported in October 2026 that the National Highways Authority of India (NHAI) plans to install 220 lights on the Asharodi to Datkali stretch of the expressway near Dehradun, at a cost of ₹1.73 crore. The report is here1.
Business Standard reported in September 2026 that developer ELEVATE Infracon announced a ₹400 crore investment plan for the Dehradun region. Read the report2.
What it means for buyers and renters
For NRIs and other outside investors, the report points to apartments for steady tenancies and villas for short weekend lets. Weekend rentals depend on demand from Delhi-NCR visitors, so income from them varies with travel patterns.
However, the 12% figure is far above the 3% to 5% gross yields commonly cited for Indian residential property. A Bhaskar English report in October 2026 quoted an expert as saying that a realistic 4% to 5% gross yield in a strong area with high occupancy is preferable to an unusually high yield in a weak market.
Uttarakhand's land rules also affect outside buyers. A February 2025 amendment bars outsiders from buying agricultural or horticultural land in 11 of the state's 13 districts, according to Realty Hunting in September 2026. That report also said outsiders' residential purchases are limited to 250 sq m, once, and that whether the cap applies inside municipal limits is disputed.
Prices in Dehradun
Asking prices on PropertyWala put apartments in Dehradun at about ₹7,373 per sq ft (2025 Q2 to 2026 Q4).3 Independent houses averaged about ₹9,086 per sq ft (2025 Q4 to 2026 Q3), while residential land averaged about ₹5,517 per sq ft (2025 Q4 to 2026 Q3).
Apartments account for the largest share of listings in the city, followed by residential land and independent houses. Ready projects are on the market alongside others whose stage is not recorded.
Apartments were listed for about ₹22 per sq ft a month (2023 Q1 to 2024 Q2), while independent houses were listed for about ₹16 per sq ft (2024 Q4 to 2026 Q2). Yearly price movements in the city's listings have been affected by changes in the mix of properties listed, so the record is too thin to show a clear direction.
