North Goa Buyers Favour Year-Round Homes in Panjim, Dona Paula and Taleigao as Villa Prices Dip

North Goa Buyers Favour Year-Round Homes in Panjim, Dona Paula and Taleigao as Villa Prices DipNorth Goa's housing market is shifting from seasonal holiday homes towards year-round residences. Buyers in Panjim, Dona Paula and Taleigao are favouring well-connected, walkable apartments, according to 2026 market commentary and Savills India data on villas.

The shift reflects Goa's move from a second-home destination to a base for professionals and families relocating from large Indian cities. These buyers are said to prioritise connectivity, walkability, nearby amenities and well-planned apartments with maintenance support over standalone villas and sea views.

What the reports say

Savills India reported that villa prices across North Goa localities fell 3% to 5% year-on-year, Indiatimes reported in February 20261. New and resale inventory had risen as investor interest and buyer enthusiasm moderated, prompting owners to cut asking prices, the report said.

The same report said second-home enquiries came from Delhi, Bengaluru, Mumbai, Chandigarh, Kanpur, Indore and Surat. Savills India also said premium housing in North Goa fell 4% to 6% year-on-year in January-June 2026, following sharp increases in earlier years.

However, the luxury market is not uniform. Mint reported in April 2026 that the Assagao-Anjuna-Vagator belt recorded 28% year-on-year growth in average luxury-villa capital values. It added that remote-work migration is driving demand for homes with offices and fibre connectivity. The report said the Porvorim Elevated Corridor was completed in early 2026, while NH-66 expansion continues.

Who is affected

Buyers seeking a primary home will find the apartment-led localities around Panaji most relevant. Owners of villas in holiday-led pockets face a softer asking market, according to Savills India. Renters looking at apartments near the capital are competing with the same year-round demand.
