Five Navi Mumbai areas, Ulwe, Panvel, Kharghar, Taloja and Dronagiri, are attracting housing interest after Navi Mumbai International Airport opened, Indiatimes reported in May 2026.
The report1 said growth is also linked to the Mumbai Trans Harbour Link (MTHL) and Metro Line 8.
What the report said about each area
Indiatimes described Ulwe as the area closest to the airport, naming Sectors 17 to 20 and Pushpak Nagar among its highest-rate pockets.
Panvel, the report said, is a growth corridor on the Mumbai-Pune Expressway. It is attracting affordable and mid-premium demand, with much of the growth in New Panvel East.
Kharghar was described as an established area with wide roads, educational institutions and metro connectivity. The report pointed to record-breaking bids for plots from the City and Industrial Development Corporation (CIDCO) as evidence of its appeal.
Taloja is attracting budget-conscious buyers, with some of the region's lowest rates. Dronagiri benefits from its proximity to the airport and the Jawaharlal Nehru Port Trust, the report said. Planned Aerocity and airport logistics development are expected to create jobs there, although the area is still developing.
Connectivity around the airport
Fortune India reported in October 2026 that the airport has added bus, taxi and shuttle links2 to Mumbai, Pune and the wider region. News18 reported the same month that FLY91 has begun four routes from the airport3, including Goa.
For buyers and tenants, the reports point to the airport belt, from Ulwe to Panvel, as the area where infrastructure is most directly shaping interest. Kharghar is cited for its existing amenities, while Taloja is noted for lower entry prices.
Asking prices in Navi Mumbai
Asking prices on PropertyWala put apartments for sale across Navi Mumbai at about ₹17,070 per sq ft (2025 Q4 to 2026 Q3).4
Apartments make up 93% of listed properties in the city. Independent houses account for 3%, while offices, shops and residential land account for about 1% each.
The city has projects at every stage, from new launches to ready homes. The reports expect activity to concentrate around the airport belt and metro corridors.
What to watch next
Metro Line 8, the planned airport express link between the Mumbai airport and the Navi Mumbai airport via Vashi, Nerul, Seawoods and Kharghar, remains under development. The reports flag it as a connectivity project still to come.
