JDA-Approved Plots on Ajmer Road in Focus as Jaipur Development Authority Clears ₹575 Crore Works The Jaipur Development Authority (JDA) has approved development works worth about ₹575 crore, including a ₹250.85 crore elevated road and ₹176.22 crore for stormwater drains, reported on Monday.

The package also includes a MICE centre in Vidyadhar Nagar, the report said. Patrika reported that the works were approved at the tenth meeting of a JDA works committee. Udaipur Times said the package also includes footpaths, drainage and sector roads.

Why JDA approval matters to buyers

Spending on infrastructure comes as plots in JDA-approved layouts, particularly on Ajmer Road, attract more interest from buyers. JDA approval means a layout has been cleared by the city’s planning authority and the land has been converted from agricultural use. Buyers usually check for this before taking a home loan to buy a plot.

The Times of India named Ajmer Road in May 2026 as one of seven Jaipur areas with strong property values. It described the stretch as a fast-developing investment corridor, with new residential projects and townships. ETRealty reported in July 2026 that Manglam Group had launched PinkWest, a ₹1,000 crore commercial project on the Jaipur-Ajmer Highway, which is due for completion in 2029.

However, JDA roadworks in other areas have faced resistance. The Times of India reported on September 27 that protesters stopped a road-widening marking drive on New Sanganer Road.

About half of the properties listed on Ajmer Road are residential land. Apartments account for about a third and independent houses about a tenth. These figures are asking prices from listings, not prices actually paid.

PropertyWala listings show that residential land on Ajmer Road is priced at about ₹1,583 per sq ft (2025 Q4 to 2026 Q3), about 78% below the Jaipur average of ₹7,163 per sq ft. Asking rates for land there rose from ₹1,783 per sq ft in 2022 to ₹1,998 in 2023 and ₹3,425 in 2025, before falling to ₹1,363 so far in 2026. These averages vary with the mix of plots on offer. Independent houses are priced at about ₹5,568 per sq ft (2023 Q4 to 2026 Q2), against a city average of ₹9,570.

Developments in the corridor include plotted schemes such as Swastik City and Okay PLUS Western Greens. The area also has townships such as Mahindra World City and Manglam's Grand City.

What to watch

The Times of India reported in January 2026 that Adani Group was considering a data centre and convention centre at Mahindra World City. The group will submit formal proposals once it selects a site.
