Green building concept fails in Madhya Pradesh

Fundamental Failure of Green Building Concept in Madhya Pradesh

Green Building concept attracts no builders in Madhya Pradesh.

BHOPAL: Efforts by the Madhya Pradesh government to promote green building concepts have proven futile. Despite incentives offered, real estate developers in the state show minimal interest in adopting the green building concept. Consequently, Madhya Pradesh has no ‘green’ rated buildings.

Demand for green buildings is on the rise in major cities such as:

Builders in these regions are keenly focused on developing green projects.

Understanding Green Buildings

A green building utilizes natural resources efficiently, consumes less water and energy, and reduces waste levels. These structures offer healthier living spaces for occupants, thereby differing significantly from traditional buildings.

Green Building Statistics in India

In India, there are currently 352 green buildings. The Indian Green Building Council (IGBC) is responsible for rating these buildings.

Green building concept, not welcomed by Madhya Pradesh.

Reasons for the Failure of Green Building Concept in MP

Developers attribute the failure of the green building concept in Madhya Pradesh to the lengthy certification process. This makes it challenging for them to develop and deliver such projects on time.

Jitendra Mehta, an IGBC member from Madhya Pradesh, acknowledges the lengthy process. He added that the initial registration is costly, increasing construction costs by 15 to 20%. To avoid price hikes, developers steer clear of such projects. Mr. Mehta asserts that 50 to 60% of new launches are energy efficient. If certification were more convenient, developers would be more inclined to pursue it. Although the initial cost is higher, the benefits materialize after 7 to 8 years.

Lack of Interest in Green Building Concept

Mr. Mehta highlighted that builders in Madhya Pradesh show minimal interest in the green building concept. He noted that while IGBC publicizes the benefits and subsidies, developers remain largely uninterested.
