Golf Courses Driving Demand in Mumbai's Luxury Housing Market
Golf courses are increasingly becoming a must-have amenity in Mumbai and its surrounding areas, particularly for high-end housing projects. This trend is driven by a growing demand for such properties, prompting builders to incorporate golf courses as a key selling point.
While golf courses are now synonymous with luxury, Mumbai has a limited number compared to other major cities like Delhi-NCR and Bangalore. Land scarcity and high prices are the primary reasons for this shortage. Currently, Mumbai boasts three 18-hole golf facilities: two in South Mumbai (Willington Sports Club and United Services Club) and one in Chembur (Bombay Presidency Golf Course).
The Mumbai housing sector has undergone significant transformations, with evolving lifestyle aspirations playing a crucial role. Builders are actively responding to these changes by offering homes with premium amenities, including golf courses.
Santhosh Kumar, CEO (Operations) of Jones Lang LaSalle India, highlighted theme-based housing as the latest trend, with a notable demand for sports-oriented homes.
"The latest trend in the housing sector is theme based housing. He added that there is also good demand for sports oriented homes."
Two builders have already taken the lead in developing residential projects with integrated golf courses.
Indiabulls Real Estate is developing a 350-acre project along the Mumbai-Pune Expressway at Savrolli, featuring residential villas, luxury terraced residences, and an 18-hole golf course.
Lodha Group has already completed and delivered Lodha Golflinks near Dombivali, a 50-acre project with a 9-hole golf course. The company is also developing another residential project with a 9-hole golf course along the Mumbai-Pune Expressway.
