However, these declines have not translated into increased homeownership among the burgeoning middle class. The primary reason behind this trend is that homes are still not affordable for the average aspiring homeowner.

The Price Conundrum

While developers have indeed reduced property prices, they have introduced a new cost component that adds to the overall expense:

  • Compulsory Parking Space Purchase: Buyers are now required to purchase parking spaces, which were not previously mandatory.
  • Additional Black Money Charges for Parking: This compulsory purchase often comes with an undeclared, black money component, further exacerbating the financial burden on buyers.

The Reality of 'Affordable Homes'

The term 'affordable homes' is often misconstrued. In reality, homes labeled as 'affordable' may not offer the quality or amenities that buyers expect from a home. As a result, the quest for a genuinely affordable, yet satisfactory, home continues to elude the Indian middle class.
