Green buildings are gradually emerging as a significant trend within the Bangalore residential market. Recent reports indicate a marked increase in the number of green buildings throughout the city.

Indeed, there are a total of 41 LEED India-recognized green buildings in Karnataka, with a remarkable 39 of those located in Bangalore. This reality exemplifies how the Bangalore residential market is going green.

Karnataka ranks fourth in terms of the overall number of green buildings in India. Encouragingly, buyer enthusiasm appears to be on the rise as well, indicating a clear demand for more green buildings in Bangalore. It has seemingly become one of the leading trends that define the area’s residential market.

Maharashtra leads the country with the highest number of green buildings, followed closely by the National Capital Region (NCR) and Tamil Nadu.

Industry experts predict that by 2030, the number of residential apartments will outpace that of commercial buildings across India.

Bangalore residential market sees more green buildings.

The Indian Green Building Council (IGBC) expresses satisfaction over the increasing endeavors among builders to construct green buildings. These buildings are characterized by their reduced water consumption, optimized energy usage, and effectiveness in conserving natural resources. They also minimize waste production, thereby providing healthier living environments for the residents.

Currently, there are 1,909 buildings registered with the IGBC, with Karnataka contributing 187 of these.

A building's sustainability performance is assessed based on its predicted lifecycle, from initial inception through to final operational phases. Evaluations occur at various stages, such as Pre-construction, Planning and Construction, and Operation and Maintenance.

In the Pre-construction phase, landscape features like flora and fauna, transport, and related facilities are considered. The subsequent Planning and Construction phase takes into account the health and wellbeing of occupants, along with assessing resource utilization efficiency and recovery.

Two main organizations—Green Rating for Integrated Habitat Assessment (GRIHA) and The Leadership in Energy and Environmental Design (LEED India)—are responsible for rating green buildings in India.

Data from GRIHA highlights that the Bangalore residential market is indeed going green, as a growing number of green buildings are currently under construction. The sentiment among buyers is increasingly inclined towards green buildings, which are anticipated to forge an important trend in the Bangalore residential landscape.
