AUDA Set to Increase FSI in New Development Plan

The Urban Development Authority of Ahmedabad (AUDA) is expected to announce its new development plan on February 1st. This initiative is anticipated to increase the floor space index (FSI) by up to 30%, paving the way for increased vertical residential development throughout Ahmedabad.

Key Changes and Impacts

The new development plan will encompass 68 villages and empower builders to construct taller structures. The plan is set to raise the FSI in R-2 zones from the current 1.2 to 1.8. Corresponding adjustments to the General Development Control Regulations (GDCR) are also expected. The GDCR focuses on maximizing transparency and standardization while ensuring minimal flexibility in interpretation.

The plan clearly allocates land for roads and infrastructure development, residential projects, industrial zones, and agricultural land within the designated 68 villages. It also envisions altering the existing 1.8 FSI in the R-1 zone to 2.5 for buildings exceeding 70 meters (approximately 22 stories). Furthermore, builders will have the option to purchase an additional 0.45 FSI at a premium. Currently, construction is limited to a height of 40 meters (around 12 stories).

Further FSI Increases and Transferability

The Gujarat state government also intends to increase FSI along the 132-foot Ring Road, as well as in BRTS and Metro rail corridors. The proposed FSI will retain its transferability, enabling developers to negotiate arrangements with owners of neighboring parcels of land.
