Ahmedabad Redevelopment Market Slows with MoU Activity Dropping 75% Year-on-Year
The excitement around Ahmedabad's redevelopment scene has quickly faded. Developers have signed only about 20 MoUs in the last six months, a stark drop from 80 in the first four months of the year, this is a 75% decline that indicates serious issues.
Why the Sudden Chill?
Nearly 150 projects have been completed across the city. However, many of these were finished in the last 18 months, and about 25% of the units remain unsold. Builders are now cautious. Cash flow suffers when extra flats, constructed beyond what the previous residents required, struggle to sell in a sluggish market.
Jitendra Shah, who leads the Urban Redevelopment Housing Society Welfare Association, states directly: "Real estate downturns significantly impact redevelopment." The number of new units exceeds the original ones, generating excess available for sale. As demand falls, profit margins tighten, and new deals come to a halt.
Some MoUs are in place, but demolition or construction has yet to commence. Residents are concerned. Builders are taking a step back.
