Kerala Streamlines Land Tax Payments via Sanchaya Portal
The local self-government department's online portal named Sanchaya has simplified land tax payments in the State of Kerala. Individuals are now able to access the official revenue division portal of the Kerala government, which provides a more streamlined way to pay their land tax obligations.
Understanding Land Tax
It is important to know that the state and union territory governments impose land tax, also known as property tax, on real estate holdings. Therefore, the owner of land within the Kerala revenue department's jurisdiction is legally obliged to pay a tax which is based on how the property is utilized. The annual tax represents the responsibility of the property owner.
Each panchayat as well as local governing body benefits from this kind of income, because it facilitates the maintenance and expansion of public amenities that are available to both residents and visitors. The revenue department in Kerala relies on an online calculator, to accurately compute and asses the specific land tax.
Land Tax Rates in Kerala
The new budget outlines the revised land tax rates. The rate is ₹8 per square foot (denoted as 'R') for land up to 20 cents in village panchayat divisions.
In municipalities, a rate of ₹10 per square foot applies. For land exceeding 6 cents, the tax rate is set at ₹15 per square foot.
For corporations, the land price amounts to ₹20 per square foot for plots up to 4 cents. Landholdings larger than 4 cents are subject to a tax rate of ₹30 per square foot.
