Extension Provides Relief to Real Estate Stakeholders
The Bhopal district administration has granted a crucial extension, pushing back the deadline for submitting objections to proposed property rate hikes from March 18 to March 22. This decision follows intense lobbying by the Confederation of Real Estate Developers' Association of India (CREDAI) Bhopal unit, which raised serious concerns about the economic impact of the proposed increases.
Massive Rate Increases Spark Industry Backlash
The controversy centers around an ambitious revision covering 1,283 locations across Bhopal, with an average increase of 18% in collector guideline rates. However, the reality proves far more complex, some areas face drastic growth ranging from 20% to 60%, while others might see minimal increases of just 5%.
CREDAI Bhopal president Manoj Singh Meek has been particularly vocal, highlighting a stark comparison with Indore. While Indore maintains restrained growth in collector guideline rates despite its superior real estate market position, Bhopal witnesses increases ranging from 300% to 615% in certain areas.
Political Support Emerges
Key political figures have rallied behind the real estate community's concerns. Minister Chaitanya Kashyap, along with prominent leaders including Vishwas Sarang, Rameshwar Sharma, and Krishna Gaur, have expressed solidarity with the developers' cause. MLA Bhagwandas Sabnani, who serves on the evaluation committee, has particularly criticized the proposals.
Implementation Timeline and Impact
The new rates will effect from April 1, 2025, creating urgency for property buyers. District registration offices report a surge in transactions as citizens rush to complete purchases before the price hike. Extended registration hours have been implemented to manage the increased workload.
With over 100 objections filed by various stakeholders, including more than 80 from CREDAI alone, the administration faces mounting pressure to reconsider the aggressive rate structure. A crucial meeting scheduled for March 27 will determine the final guidelines, potentially reducing the proposed increases based on public feedback.
