Odisha Urban Housing Mission Gets Approval for 6,871 PMAY-U 2.0 Homes Across 72 Towns

Odisha Urban Housing Mission Gets Approval for 6,871 PMAY-U 2.0 Homes Across 72 Towns The Odisha Urban Housing Mission (OUHM) has received approval for 75 housing projects across 72 urban local bodies (ULBs). The projects cover 6,871 homes under Pradhan Mantri Awas Yojana-Urban (PMAY-U) 2.0, in January 2026.

Who it affects

The Times of India said all the approved projects fall under the Beneficiary Led Construction (BLC) vertical. Under BLC, eligible families receive support to build or extend a pucca house on land they already own. The scheme does not offer builder flats for sale. The 6,871 homes are spread across towns statewide, rather than concentrated in the capital.

The same newspaper reported that month that the state had pulled up the Bhubaneswar Development Authority (BDA) for delaying the submission of a list of revenue villages needed to extend the scheme in the city.

In August 2026, The Times of India reported that Odisha would hire three consultancy firms to prepare project reports and provide technical support for PMAY-U 2.0. The state is targeting 25,000 to 30,000 homes under the Affordable Housing in Partnership vertical and 5,000 rental units. Nationally, CNBC TV18 reported on September 29 that 18.77 lakh houses had been sanctioned under PMAY-U 2.0.

What PropertyWala's data shows

PropertyWala listings show that flats in Bhubaneswar are asking about ₹8,571 per sq ft (2025 Q4 to 2026 Q3), up 2.2% on the year before. These are asking prices from listings, not transacted prices. The citywide apartment rate was ₹4,733 per sq ft in 2022 and ₹8,483 per sq ft in 2025, a rise of 79.2% over those three years.

Apartments account for most of the city's listings, followed by independent houses and residential land. Projects with prices listed on PropertyWala show the range. Tata Ariana in Kalinga Nagar offers 1, 2 and 3 BHK homes priced from ₹31.5 lakh to ₹71.29 lakh. Springville Greens in Tamando is under construction, with possession listed for April 2027 and prices ranging from ₹72.4 lakh to ₹1.04 crore. Most other projects in the city, including those in Patia and Khandagiri, are priced above ₹1 crore.

What to watch next

State-backed housing supply in the capital is also progressing. Odisha TV reported in September 2026 that the BDA was accepting online applications for 496 apartments at Ekamra Residency in Subudhipur until October 31, with homes to be allotted by lottery. Next, watch how quickly the approved BLC homes are built, whether the BDA submits its village list, and whether the state's planned partnership projects are sanctioned.
