Zirakpur Ring Road Project Bidding Kicks Off November 21, 2025: Boost for Real Estate

Zirakpur Ring Road Project Bidding Kicks Off November 21, 2025: Boost for Real Estate Bidding for the much-anticipated Zirakpur Ring Road Project begins on November 21, 2025. Construction will start early next year. This development marks the end of many years of delays.

Project Details and Route

The bypass stretches from 16.5 to 19.2 km. It kicks off at the Patiala-Zirakpur light point on NH-7, close to the airport, and finishes at the old Panchkula light point on NH-5. The route goes through McDonald's on the Ambala-Zirakpur highway and passes Peer Muchalla, Sanoli, Gazipur, and Nagla villages in Mohali, ultimately connecting Sectors 20 and 21 in Panchkula.

This project features a 200-ft-wide, six-lane expressway. With green belts and service lanes, it’s designed as a smart, eco-friendly corridor. The cost is around ₹1,900 crore. NHAI aims to complete it within two years.

History of Delays and Revival

The project started in 2013 but halted in 2014 due to land compensation disputes in court. Last year, it saw a revival thanks to efforts from the Unified Metro Transportation Authority. Recently, the environment ministry approved it. Tenders have been floated, and bids will open soon.

  • Key milestones:
    • 2013: Project launch
    • 2014: Court halt
    • 2024: Revival meeting
    • Nov 2025: Bidding starts
    • Early 2026: Construction begins

Traffic Relief Expected

Zirakpur is located at the crossroads of NH-5 and NH-7. Traffic jams affect vehicles heading towards Shimla from Ambala and Delhi. This ring road will help divert that congestion. Every day, about 1.5 lakh vehicles from Punjab and Haryana avoid Chandigarh's Madhya Marg and Dakshin Marg. Additionally, Panchkula will have direct access to the airport.

Infrastructure improvements will significantly impact commuting ease and enhance logistics for businesses. Urban development in Tricity will thus accelerate.

Real Estate Surge in Focus Areas

Improved roads boost property demand significantly. Areas like Dhakoli, Baltana, and Peer Muchalla are at the forefront. Investors are eager to move in. Homebuyers are on the lookout for value. Commercial areas are thriving.

Developers are keeping a close eye. Better connectivity drives up property values quickly. The appeal of proximity to highways and green spaces attracts families and businesses alike.

Area Expected Impact
Dhakoli Increased residential demand
Baltana Growth in commercial properties
Peer Muchalla Development of mixed-use spaces

Why It Matters for Buyers and Investors

This project will change the landscape of Tricity. Traffic will flow more smoothly, and accessibility will improve. Its eco-friendly features are particularly appealing to modern buyers. The push by NHAI indicates a strong commitment to the project. Act swiftly, land prices could rise after construction.

Zirakpur is on the verge of transformation. Stay ahead in the real estate game.
