The National Highways Authority of India (NHAI) received nine bids for the ₹1,878-crore Zirakpur-Panchkula bypass and completed the technical bid evaluation on January 29, 2026, moving the project to the execution stage, according to the project update.
Financial bids are under review, and the work is expected to be awarded in February. Construction is targeted to start soon after, with completion targeted for 2028.
What the bypass covers
The bypass is a six-lane, 19.2-km road intended to cut travel time, pollution and accident risk. It will also improve connectivity to Himachal Pradesh and Chandigarh airport.
The Hindustan Times reported in October 2025 that the alignment would run from the Patiala-Zirakpur light point near the airport junction to the old Panchkula light point. It would pass through Peer Muchalla, Sanoli, Gazipur and Nagla villages in Mohali district before reaching Panchkula. The paper said the road was expected to keep about 1.5 lakh vehicles a day from Punjab and Haryana out of Chandigarh. It added that Shimla-bound traffic would avoid the Zirakpur bottleneck.
The timeline has changed before. The Next Inputs website reported in May 2026 that work had been scheduled to begin in December 2025, with completion then targeted for December 2027. The Hindustan Times said in October 2025 that the project had originally begun in 2013 and was halted in February 2014 after landowners sought higher compensation.
What it means for Zirakpur
Zirakpur is a junction of NH-22, NH-5 and NH-7 and has no metro or suburban rail link, Next Inputs reported. Highway and local traffic share the same stretch, so the bypass has a direct bearing on residents’ daily commutes.
The Tribune reported in February 2026 that NHAI was building two U-turn cuts beneath the Zirakpur flyover, at a cost of about ₹30 lakh, to ease congestion at Patiala Chowk and Kohinoor Dhaba Chowk. The Financial Express reported in August 2026 that a 10.3-km six-lane spur linking the Ambala-Chandigarh highway to the Zirakpur bypass was expected to open in December.
Asking prices in Zirakpur
Asking prices on PropertyWala put apartments for sale in Zirakpur at about ₹6,031 per sq ft (2026 Q1 to 2026 Q4), down 5.8% on the year before.1
