Yamuna Expressway Awaits Approval Of Master Plan 2031

Major Developments on the Yamuna Expressway Corridor

Seeking approval from the state government, Yamuna Expressway Authority has dispatched a revised draft of Master Plan 2031 for the development of the first phase.

More residential development is likely to occur on the Yamuna Expressway corridor.

Revisions to Master Plan 2031

The Yamuna Expressway Authority submitted a revised draft of Master Plan 2031 to the state government with some alterations. The updated draft excludes plans for the Jewar Airport. As a consequence, the Yamuna Expressway Authority will reserve the land initially set aside for the airport.

Previously, 10,000 hectares of agricultural land were designated for the airport construction. Once the plan receives approval, these revisions will be incorporated into the sub-regional plan of Uttar Pradesh.

Regional Development Plans

During its last month’s board meeting, Yamuna Expressway Authority announced its intention to send the revised master plan to the state government for approval. This action closely follows State CM Akhilesh Yadav’s decision to construct the proposed airport near Agra or its neighboring areas.

The Authority plans to develop the region up to Jewar. Under the plan, around 584 sq. km of land belonging to Gautam Budh Nagar and Bulandshahr districts in the state will be developed in phase-I. This urban development is anticipated to connect Greater Noida and Agra.

Yamuna Expressway Corridor will become a hot area if the Master plan 2031 is approved.

Anticipated Population and Housing Needs

According to the plan, the population in the Yamuna Expressway Corridor is expected to exceed 35 lakh by the end of 2030. To accommodate this growing demand for housing units, the Authority plans to develop 25,000 hectares of land for residential purposes.

Around 18 group housing projects will be developed under Master Plan 2031. Developers have been allocated 100 and 200 acres across the corridor. In addition, over 20,000 individual residential plots have been allotted.

Infrastructure Development

Yamuna Expressway Authority also plans to construct a sufficient number of roads to connect the region with other areas. The area will be linked to Greater Noida and Noida via a 130m wide road. Further roads will ensure that the area is well-connected with all neighboring regions under the Master Plan 2031.
