Phase I of Rajaji Nagar Rehabilitation Project Set to Begin in November 2025

Phase I of Rajaji Nagar Rehabilitation Project Kicks Off in November 2025 The Rajaji Nagar rehabilitation project in Thiruvananthapuram is all set to kick off in November 2025. A total of 32 families will move into a new four-storey building, costing Rs 9 crore, developed under the Smart City Thiruvananthapuram Ltd (SCTL) initiative.

Project Overview and Key Features

The project will redevelop a crowded 12.6-acre slum where about 2,000 families live in 1,100 homes. Phase one covers 2.85 acres, with 248 units planned, though the first block will house 32 families to start. Each 2BHK is around 600 sq ft, with scope to add two more floors later, raising capacity to 48 families.

Finishing work, plastering and painting is almost done, with move-ins expected next month. Around 20 relocated families are in temporary housing and will join 12 others as the first residents.

Upgrades Beyond Housing

Improvements will reach beyond just the living spaces:

  • Stormwater drainage systems will help prevent flooding.
  • Paved access roads will facilitate daily travel.
  • Designated parking areas are included.
  • Community spaces and recreational zones will enable gatherings.

A senior SCTL representative highlights this as a vital move in rejuvenating Rajaji Nagar, one of the city’s historic neighbourhoods.

Challenges Faced and Wins Gained

Initially, the plan encountered delays due to issues with tenders, disputes over beneficiary lists, and concerns regarding relocation. SCTL reduced the focus from 189 families to 32 in this first phase, which helped ease some tensions. Past hurdles such as agency cancellations and re-tendering have put the corporation to the test, but progress continues to be made.

The National Smart Cities Mission is driving this initiative, with a focus on upgrading densely populated urban areas through improved infrastructure.

What Lies Ahead for Residents and Investors

Upcoming phases will introduce more blocks, job centres, and a complete revitalisation of the 12.6-acre site. For real estate observers, this suggests a growing interest in property value in Thiruvananthapuram as living conditions improve. Homebuyers and renters might consider nearby areas for potential benefits.

Residents will enjoy safer, more spacious homes along with enhanced amenities. This project reflects the state’s dedication to creating slum-free cities, merging affordability with modern living.

This November isn’t just another move-in date; it marks a significant milestone for a brighter future in Rajaji Nagar.
