Lucknow Development Authority Notifies Lucknow Metro as Special Amenity Project to Levy Fee on Corridor Building PlansThe Lucknow Development Authority (LDA) board has notified Lucknow Metro as a special amenity project, allowing the authority to charge an amenity fee on building plans along the metro corridor, The Hindustan Times reported in December 2025.

The notification was part of a board meeting that also cleared seven new private townships and layout maps for four residential schemes, the newspaper said. LDA vice-chairman Prathamesh Kumar said the upcoming townships and schemes would “reshape the residential landscape of Lucknow”, according to the report.

What changes for builders and buyers

The decision applies to building plans submitted for sites along the metro corridor. The LDA can levy an amenity fee on these plans. The report did not specify the fee or when it will take effect, so developers are awaiting the authority’s fee schedule.

The revenue is intended to support the metro’s long-term running costs and wider public transport access, the report indicated. Those planning to build, redevelop or sell land near the corridor are most directly affected. Flat buyers in new projects there may also bear some of the cost, depending on how developers price their units.

The corridor in the news

The notification comes as the metro network prepares to expand. The Hindustan Times reported on September 24 that the Uttar Pradesh Metro Rail Corporation (UPMRC) expects construction of the ₹5,801-crore, 11.165-km East-West Corridor to begin in early October or during Navratri. The line will connect Charbagh and Vasant Kunj through Old Lucknow, with 12 stations.

UPMRC managing director Sushil Kumar said preparatory work had begun, according to the same report. The corporation awarded the Line-2 detailed design consultancy contract to AYESA India Pvt. Ltd. in February. Construction tenders for parts of the elevated section have been floated.

Asking prices across Lucknow

Asking prices on PropertyWala put apartments for sale in Lucknow at about ₹7,289 per sq ft (2025 Q4 to 2026 Q3), up 22.4% on the year before.1 Residential land averaged about ₹2,332 per sq ft over the same period, up 19.9%. Independent houses were priced at about ₹6,223 per sq ft, up 3.9%.

Apartments account for 42% of listings in the city, residential land 37% and independent houses 15%. Shops and offices make up the rest. The data covers the city as a whole, and corridor-specific rates are not available.

Charbagh, where the East-West Corridor is to begin, is within walking distance of the railway station. Nearby localities with listings include Alambagh, Lalbagh and Matiyari.

What to watch next

The LDA has not yet been reported as publishing the fee rate or the stretch of corridor to which it applies. UPMRC officials have said the East-West Corridor has a five-year completion schedule, and the Hindustan Times reported that the foundation-stone ceremony was being scheduled.
