HMDA Kokapet Neopolis Auctions Exceed ₹3,708 Cr with 87% Price Increase in Rangareddy
Hyderabad's real estate market is buzzing as HMDA's Neopolis auctions in Kokapet break records. Three rounds in 2025 gathered over ₹3,708 crore, with land prices averaging ₹137.36 crore per acre, an 87% rise since 2023.
Auction Phases Break Records
Bidders were fierce. In phase two, held on November 28, Plot 15 (4.03 acres) sold for ₹151.25 crore per acre, while Plot 16 (5.03 acres) reached ₹147.75 crore per acre. GHR and Godrej seized these opportunities, contributing ₹1,352 crore to the total and bringing it to ₹2,708 crore at that point. The third phase added even more momentum, surpassing ₹3,708 crore overall.
Developers such as Lakshmi Narayana Gummadi, Sharat Ventrapragada, and Shyam Sunder Reddy Vangala also joined the excitement. More than 85 companies are now eyeing the remaining plots.
Reasons Behind 87% Price Increase
Location is key here. Neopolis is close to the Financial District and Outer Ring Road. Previous bids were around ₹100 crore per acre; now, they average above ₹140 crore. Initial upset prices were low, between ₹40-50 crore per acre, but competition sent them skyrocketing.

This price jump impacts the wider market. Local apartment prices, which are currently ₹11,000-12,000 per sq ft, might soon reach ₹15,000.

Mark your calendars for December 5. The 'Golden Mile' plot is coming up, part of phase three's four-day auction series (November 24, 28, December 3, 5). The phase totals around 25 acres, with six key plots near Neopolis circle, amounting to 27 acres.
Anticipate bids to exceed ₹130-150 crore per acre. These funds will facilitate road and corridor construction in Future City. Out of the original 20 parcels, five remain, ideal for major commercial ventures.
Implications for Buyers
Rangareddy is seeing rapid momentum. Kokapet has become a hotspot, drawing big names like Sobha Limited, Lodha Group, and Tata Housing. With demand rising quickly, prices are climbing, leaving little room to wait. Neopolis is also emerging as a key force, steadily transforming Hyderabad’s skyline.
