Ghaziabad is poised for a significant boost in its real estate landscape due to the ongoing construction of the lengthy 22 Km link road that will effectively connect Ghaziabad with Greater Noida. This infrastructure project is anticipated to not only enhance connectivity but also reduce travel time, a factor that holds great importance in influencing real estate trends.
As a result of this development, commuting hours are expected to diminish considerably, relieving some of the traffic congestion currently experienced on NH-24. With enhanced access, builders are already strategizing new projects to capitalize on opportunities in this corridor, which falls under the jurisdiction of the Ghaziabad Development Authority.
Experts within the real estate sector foresee a positive trajectory in property values in regions surrounding the link road. Notably, the proposed infrastructure is set to provide added benefits to areas such as Greater Noida West and Crossings Republik, which is a renowned joint 'global township' initiative involving seven real estate developers.
As the development progresses, the area around Crossings Republik has gained increased appeal, evidenced by the influx of approximately 3,000 families into this pioneering global township in India. The project boasts excellent connectivity with NH-24 and offers easy access from Noida Extension, further enhancing its attractiveness.
Having received clearance from the NCR Planning Board, the resumed work on the link road demonstrates a concerted effort from both the Authority and local builders to address infrastructural challenges in Ghaziabad. Alongside the link road, two underpasses are also set to open: one near Kala Patthar and the other close to CISF Chowk. These underpasses will further serve to improve the area's connectivity.
The underpass at CISF Chowk is anticipated to particularly benefit residents in Indirapuram, while the Kala Patthar underpass aims to facilitate smoother travel to Noida, thus avoiding potential traffic issues.
Once completed, the Ghaziabad-Greater Noida link road will drastically cut down travel time to merely 20 minutes, linking Ghaziabad with the Zeta Sector and subsequently catalyzing real estate development throughout the Ghaziabad region. Notably, leading developers are already acquiring land along this stretch to initiate new projects.
