Project Revival After 20 Years
The Ghaziabad Development Authority has finally sped up work on the Indirapuram Extension township project. This grand development covers 230 acres and is located off the Delhi-Meerut Expressway. After almost two decades of delays, the project is now moving forward with increasing property demand.
Current Land Holdings and Challenges
GDA currently owns 96 acres of the total planned area. Twenty-nine acres have already been sold to buyers. Yet, major acquisition hurdles remain for the remaining 103 acres. The authority has reached agreements with farmers to secure the necessary land for development.
Market Dynamics Driving Revival
The property prices in Indirapuram have seen remarkable growth. Average circle rates now stand at Rs 8,825.7 per square feet. Market values have surged 73% between 2021 and 2025. In 2021, homes sold between Rs 4,400 to Rs 5,400 per sqft, but prices climbed to Rs 8,100 to Rs 9,000 per sqft by 2025.
Comprehensive Township Features
The extension will offer residential plots between 100 and 1000 square meters, catering to mid- to high-range buyers. There will be commercial spaces, green belts, schools, hospitals, and parks providing essential amenities. GDA Vice Chairman Atul Vats has directed the engineering teams to finalise layout plans immediately.
Addressing Housing Affordability
This initiative responds to the expensive private developments that have priced out many buyers. GDA aims to help people achieve homeownership at reasonable prices. The authority plans to auction various plot categories across different blocks.
