Faridabad is gradually evolving into a treasure trove, particularly since it has been connected with the Metro, and just weeks ago, it was recognized in the fast-track smart city initiative.
This planning effort aims to transform the city into a hub for service industries, with intentions focused on upgrading Faridabad's infrastructure. Residents who typically migrate to Gurgaon, commonly termed the Millennium City, will soon find an appealing and reasonable housing alternative here.
Last month, Faridabad was officially included in the fast-track list of 13 towns designated for transformation into smart cities. The Municipal Corporation of Faridabad submitted a proposal in this regard, with a total cost of Rs 2,600 crore intended for the Union Ministry of Urban Development earlier this year. The plan encompasses an area-based development strategy that includes the development of 1,267 acres covering sectors 19, 20, 20A, 21A, and 21D.
This comprehensive plan outlines the reconstruction of these sectors located near Badhkal Lake, and it proposes the addition of three Metro stations, a Metro yard, a new railway station, and the development of two urban villages: Fatehpur, Arjondi, and Chandela, alongside the improvement of two existing urban slums, namely Sant Nagar and Friends Colony.
An ambitious green restoration initiative aims to rejuvenate the aging Badhkal Lake, which involves replenishing the lake with water, projected to be accomplished in approximately 300 days. D R Bhaskar, who oversees the smart city project in Faridabad, noted that for this endeavor, a sewage treatment plant (STP) will be established 2 kilometers away, connecting treated water via a pipeline to the distressed lake.
D R Bhaskar organized the overall cost of this implementation at about Rs 50 crore, with an anticipated completion in two years. Furthermore, a 4-kilometer long pedestrian and cycling footpath will be constructed along NH-2. Notably, Faridabad is among the 400 railway stations slated for development.
RC Gupta, managing director of the RPS Group, stated that the Master Plan for Faridabad 2031 is expected to accommodate provisions for around 35 new residential projects, including 5 to 7 targeting the industrial and institutional sectors. Concurrently, the widening and construction of NH-2 into a six-lane expressway is underway, enhancing connectivity with the national capital.
In sector 88, project costs are projected to range from Rs 44 lakh to Rs 46 lakh for a 2BHK unit, while a 3BHK will be priced at Rs 61 lakh. Furthermore, an under-construction 2BHK flat is priced at approximately Rs 32 lakh. Monthly rentals for 2BHKs in Faridabad are around Rs 10,000, while a 3BHK can fetch about Rs 15,000. Rajiv Bhasin highlighted that, "Earlier, we would close around seven deals; now we barely manage two or three. Some individuals prefer Faridabad over Gurgaon due to its tranquility and affordability, in addition to the larger sizes that are available compared to offerings in Gurgaon. Apartment sizes in Faridabad range from 1,200 square feet to 2,022 square feet."
In an exciting development, Puri Construction plans to unveil a vast 100-acre township in sector 88, featuring both plots and floors within a few months. To date, the company has successfully delivered nearly 1,000 units in this area, and around 5,000 families have already made it their home.
