Noida and Greater Noida Authorities Offer Commercial and Institutional Plots

Noida, Greater Noida and Yamuna Expressway authorities announced commercial and institutional plot schemes, including 12 Greater Noida plots and eight premium Noida plots.

  • Greater Noida authority plans to auction 12 plots: two for senior secondary schools, two hospitals, one nursing home and seven training institutes. Applications close November 18; the auction date will be announced later. Plots are free of legal encumbrances, with possession within 30 days of allotment.
  • School plots in Knowledge Park-5 measure 10,000 sqm (reserve price ₹30 crore) and 6,200 sqm (₹18 crore). Hospital plots measure 10,005 sqm in Sector MU (₹35 crore) and 4,439 sqm in Sector 10 (₹19 crore). The Knowledge Park-1 nursing-home plot is 2,511 sqm (₹10 crore). Training plots: three 2,000-sqm plots in Sector 4 at ₹5 crore each; one 2,001-sqm plot in Knowledge Park-1 at ₹5 crore; and two 4,000-sqm plots at ₹11 crore.
  • Noida’s October 20 scheme offers eight commercial plots in Sector 25A, carved from land surrendered by Wave Group, with total area above 160,000 sqm and combined reserve price ₹3,103 crore. Individual plots are 17,645–25,572 sqm, with FAR 4.5 and 45% ground coverage. Reserve prices are ₹1.83–1.86 lakh per sqm, or ₹328–468 crore per plot. Bids open October 29 and close November 22, 2024; processing fee is ₹5.9 lakh and EMD ₹32–46 crore. Noida took possession in March 2021 over dues exceeding ₹2,500 crore; Wave applied under the project settlement policy in 2017.
  • YEIDA said it plans an institutional plot scheme before Diwali and may also launch a residential plot scheme, subject to paperwork and UP-RERA permission.
